Resident Rules Sample Clauses

Resident Rules. The “Resident Rules” governing the Residence and the Community are attached as Addendum “B”. Owner or Management may make reasonable and nondiscriminatory changes and additions to the Resident Rules from time to time. Management will enforce the Resident Rules in a reasonable and nondiscriminatory manner; however, neither Owner nor Management will be responsible to Resident for violation or non-performance of the Resident Rules by any other tenant or occupant of the Community. Parking. Resident will notify Management, pursuant to Addendum C, if the Resident keeps an automobile at the Community. Addendum C will include a description of the make, model, color, year and license plate number of the automobile. Subject to availability, a garage parking space or a reserved lot parking space can be rented at the current rate specified in Addendum A for each type of parking. Management reserves the right to designate the type of vehicle that may be parked within the Community and reserves the right to prohibit the parking of trailers, boats, campers, and other recreational equipment or vehicles. Inoperable, abandoned, or unauthorized vehicles may be towed away at the Resident’s or vehicle owner’s sole expense after a 24-hour notice is posted on the vehicle. The 24-hour notice does not apply to vehicles that are parked in a covered parking space assigned to another resident, parked in a tow-away zone, or parked in a way that impedes traffic, trash collection or other Community operations. Such an improperly parked vehicle may be towed away immediately without warning at the Resident’s or vehicle owner’s sole expense. Resident agrees and consents that if any vehicle owned or operated by Resident is towed, the person or company towing or storing the vehicle shall have a lien on the vehicle for all towing and storage charges. Resident further agrees that Management may, at it’s option, pay any and all towing and storage charges due in connection with the towing or storage, and all such charges shall be deemed Additional Rent due and owing from Resident on the next applicable Rent due date. Resident shall require that all of Resident’s guests park in only unassigned spaces.
