Repair and Yield Up. Except as otherwise provided in Article VI and Section 4.1.3, to keep the Premises in good order, repair and condition, damage by casualty and reasonable wear and tear only excepted, and all glass in windows (except glass in exterior walls unless the damage thereto is attributable to Tenant's negligence or misuse) and doors of the Premises whole and in good condition with glass of similar type and quality as that injured or broken, damage by fire or taking under the power of eminent domain only excepted, and at the expiration or termination of this Lease peaceably to yield up the Premises all construction, work, improvements, and all alterations and additions thereto in good order, repair and condition, reasonable wear and tear only excepted, first removing all goods and effects of Tenant and, to the extent specified by Landlord by notice to Tenant given at the time Landlord approves Tenant's plans for the installation of the same that removal will be required upon the expiration or earlier termination of the Lease Term, the wiring for Tenant's computer, telephone and other communication systems and equipment whether located in the Premises or in any other portion of the Building, including all risers and all alterations and additions made by Tenant and all partitions. Tenant shall repair any damage caused by such removal and shall restore the Premises and leave them clean and neat. Tenant shall not permit or commit any waste, and Tenant shall be responsible for the cost of repairs which may be made necessary by reason of damage to common areas in the Building or to the Site caused by Tenant, Tenant's agents, contractors, employees, sublessees, licensees, concessionaires or invitees.

Repair and Yield Up. Tenant shall keep and maintain the Premises and all fixtures and equipment located therein in clean, safe and sanitary condition, shall take good care thereof and make all required repairs thereto, and shall suffer no waste or injury thereto. At the expiration or other termination of the Lease Term, Tenant shall surrender the Premises and all alterations and additions thereto in good order, repair and condition, ordinary wear and tear and damage by casualty only excepted, first removing all goods and effects of Tenant and, to the extent specified by Landlord by notice to Tenant given at least thirty (30) days before such expiration or termination, all alterations and additions made by or on behalf of Tenant, including, without limitation, any equipment installed pursuant to Article IX. Tenant shall repair any damage caused by such removal and restore the Premises and leave them clean and neat. Notwithstanding the foregoing, Tenant shall not be required to remove those alterations and additions to the Premises made by or on behalf of Tenant that are of a type commonly understood in the suburban Boston office market to be so-called "building standard", and for which (a) Landlord will not incur removal costs with respect thereto in excess of reasonable removal costs as determined in Landlord's reasonable discretion, and (b) Landlord failed to specify in writing at the time of construction that Tenant would be required to remove such alterations and additions upon the expiration or earlier termination of this Lease.

Tenant shall not permit or commit any waste, and Tenant shall be responsible for the cost of repairs which may be made necessary by reason of damage to common areas in the Building, to the Site or to the other buildings caused by Tenant, Tenant’s agents, contractors, employees, sublessees, licensees, concessionaires or invitees.
Repair and Yield Up. Tenant shall keep the Premises in good order and condition, and shall promptly repair any damage to the Premises or the rest of the Property caused by Tenant or its agents, employees, or invitees, licensees or independent contractors. Landlord may require such repair to be done by a contractor designated by Landlord at Tenant’s cost, provided that costs to be charged to Tenant are reasonable and competitive. At the end of the Term, Tenant shall peaceably yield up the Premises in good order, repair and condition, except for reasonable wear and tear and any casualty damage. Tenant shall remove its own property and (if required by Landlord) any Alterations, repairing any damage caused by such removal and restoring the Premises and leaving them clean and neat. Nothing herein shall require Tenant to remove the Leasehold Improvements.

Prior to such yielding up, Tenant shall first remove (i) all goods and effects of Tenant, and (ii) to the extent specified by Landlord by notice to Tenant given at least sixty (60) days prior to such expiration or termination, the wiring for Tenant’s computer, telephone and other communication systems and equipment whether located in the Premises or in any other portion of the Building, including all risers, and (iii) all Required Removables (as defined in Section 5.14 below) and, to the extent specified for removal by Landlord at the time Landlord approves of the same under Article III above or Section 5.14 below, all other alterations and additions made by Tenant, and in all events repairing any damage caused by such removal and restoring the Premises and other affected areas of the Building or the Site and leaving them clean and neat. Tenant shall not permit or commit any waste. Subject to the provisions of Section 8.19, Tenant shall be responsible for the cost of repairs which may be made necessary by reason of damage to common areas in the Building or to the Site caused by Tenant, Tenant’s agents, contractors, employees, sublessees, licensees, concessionaires or invitees.

Repair and Yield Up. Tenant shall keep the Premises in the same order and condition as delivered to Tenant on the Commencement Date, reasonable wear and tear, and damage by fire, other casualty, and/or taking excepted, and subject to Section 10.7, shall promptly repair any damage to the Premises or the rest of the Property caused by the negligence or willful misconduct of Tenant or its agents, employees, or invitees, licensees or independent contractors. Landlord may require such repair to be done by a contractor reasonably designated by Landlord at Tenant’s cost, provided that costs to be charged to Tenant are reasonable and competitive. At the end of the Term, Tenant shall peaceably yield up the Premises in the same order, repair and condition, as it is required to maintain during the Lease Term, reasonable wear and tear, and damage by fire, other casualty, and/or taking excepted. Tenant shall remove its own property and (if required by Landlord, which requirement Landlord shall notify Tenant of at the time Landlord consents to any proposed Alterations by Tenant) any Alterations, repairing any damage caused by such removal and restoring the Premises and leaving them clean and neat. Nothing herein shall require Tenant to remove the Leasehold Improvements. Tenant shall not cut Tenant’s telecommunications cables and wiring or remove Tenant’s telecommunication patch panel and shall label all telephone and data cable terminals accordingly.
Repair and Yield Up. Subject to Landlord's obligations under Section 5.2 of this Lease, Tenant shall keep the Premises in as good order and condition as the Premises exists on the Commencement Date or such improved order and condition as exists after the completion of the Leasehold Improvements or any Alterations, except for reasonable wear and tear and damage from fire, other casualty and eminent domain. At the end of the Term, Tenant shall peaceably yield up the Premises in such order and condition. Tenant shall remove its trade fixtures and personal property and any Alterations which Tenant is required to remove under the terms hereof, repairing any damage caused by such removal and leaving the Premises clean and neat. Nothing herein shall require Tenant to remove the Leasehold Improvements.
