RENTS AND CHARGES. Lessee(s) jointly and severally agree to pay Lessor as rent the sum noted in the basic lease agreement per month payable in advance, to be deposited into the designated rent box located in the premises hallway or other noted location, not later than 6pm EST on the first day of the month. Rent payments should be made payable to PAR6 LLC or as instructed on the Basic Lease document. Each Lessee is responsible for payment of the entire balance of rent due. Lessee(s) may pay the rent with one (1) check or multiple checks that total the entire amount due. The rent is considered to be late until the rent due along with any outstanding charges is paid in full by the prescribed time and received by Xxxxxx in good order. THERE IS NO GRACE PERIOD. A Fifty ($50.00) Dollar late fee will be assessed against the Lessee(s) for any rent payment not received on or before the first of the month as prescribed above. A Five ($5.00) per day late fee will be assessed on any rents or charges still owed after the 10th day of the month and will continue to be assessed on any outstanding balance until paid in full or expiration of this lease agreement. A service charge of Fifty ($50.00) Dollars will be assessed for any check returned by the bank for any reason. If a rent check is returned by the bank for any reason, then the late charge of Fifty ($50.00) Dollars plus the service charge of Fifty ($50.00) Dollars are both due, for a total charge owing by the Lessee(s) of One- Hundred ($100.00) Dollars in addition to the rent amount past due. Any and all charges assessed by PAR6 LLC will be treated as added rent. If a personal check to the Lessor is returned by a bank for any reason, then personal checks may no longer be accepted and only money orders or cashiers checks will be accepted as payment of rent if deemed necessary by Xxxxxx. Payments received will be applied in the following order: property damage, bad check charges, late charges, outstanding charges, delinquent rent and balance to current rent. Xxxxxx(s) agree that notice to vacate premises may be given immediately upon nonpayment of rent and waive any notice period. The stated rent amount is subject to a minimum automatic increase of three (3%) percent per year or renewal period, whichever comes first. Unless specifically stated otherwise this increase will happen automatically the day following the end of the lease period and Xxxxxx(s) agree that this notice is all that is necessary, no additional notice is required. RENTS AND CHARGES. 5.1 Your total weekly charges include rent and other charges specified in this agreement. We work out these charges over a 48-week period to determine your rent. No rent or charges will be raised for the remaining weeks and these are called “rent free” weeks. If your account is in arrears you must continue to pay during this time.

Any rental payment not made in full by the date due for any month shall constitute a material breach of this agreement and may result in lease termination at the option of the Landlord. All rents must be paid via ACH Debit on the 1st of every month. There are no exceptions. Residents agree to pay all rent, late fees, water bills, and repairs as per this lease via ACH Debit. All other charges set forth in this lease, other than charges upon move out set forth in section 3.15, shall be considered Additional Rent. Landlord will provide 7 days' notice to the Resident for Additional Rent charges.
