Rental Restrictions. 22. The use of the Equipment for underwater or aerial mounted photography is strictly prohibited unless prior arrangements are made in writing with IIPCI, and attached to form part of this agreement. If Equipment is lost or damaged as a result of such use, the Lessee shall pay IIPCI the full cost of repairor replacement of such Equipment at the time of loss with equivalent, new equipment, or its successor technology without deduction for depreciation. The Lessee shall also continue to pay Rent to IIPCI until the Equipment is returned or repaired.

Rental Restrictions. During the Affordability Period the rents for the units in the Project shall comply with the Regulations, including, without limitation, 24 CFR Part 92.252. On an annual basis the City shall review and approve rents proposed by Homestead for utilities and services to be paid by the tenant. Homestead shall recalculate the maximum monthly rents annually and may change such maximum rents as changes in the applicable gross rent amount, the income adjustments, or the monthly allowance for utilities and services warrant, within the limits allowed by the Regulations. Any increases are subject to provisions of outstanding leases, and in any event, Homestead must provide tenants of the unit not less than thirty (30) days prior written notice before implementing any increase in rent.

Rental Restrictions. 10.1 Developer agrees that if a building permit for any residential construction on or residential use of the Site is issued pursuant to a Special Permit under the Rezoning Amendment, the Site and all Residential Units shall be subject to the Rental Restriction, such that no Residential Units or other buildings at the Site temporarily or permanently used for residential purposes shall be leased or rented to any persons of any age unless specifically exempted pursuant to Section 10.2 and the Declaration of Covenants. The Board and the ZBA, as the Board’s delegate, shall hold and shall have the right and power to enforce the Rental Restriction pursuant to this Agreement and the Declaration of Covenants. By its execution of this Agreement, the Board hereby delegates to the ZBA the power to enforce the Rental Restriction.

You may not use the vehicle: • To carry passengers for remuneration (e.g. as a taxi or car sharing arrangement or similar). • Off road or on roads unsuitable for the vehicle (including racetracks). • When it is overloaded with passengers and/ or baggage. • To tow or push any vehicle, trailer or other object (without our express permission). • To carry anything which may harm the vehicle (including explosive or combustible materials) or delay our ability to rent the vehicle again (because of its condition or smell). • To carry cargo for remuneration (trucks and vans may only carry cargo for personal use unless you have our express permission). • To take part in any race, rally or other contest. • In restricted areas, including airport service roads and associated areas. • In contravention of any traffic or other regulations. • For any illegal purpose. The Country Specific Terms may include additional Rental Restrictions which apply to the country where you are collecting and driving the vehicle. Authorised drivers: Unless someone is named on the Rental Agreement, or added later with our express permission, they are not authorised by us to drive the vehicle. Authorised drivers may not drive if they are over-tired or under the influence of any substance that may impair their consciousness or ability to react, such as alcohol, drugs or certain medication. Driving abroad and cross-border travel: You may only drive the vehicle in the country of rental. If you want to drive the vehicle in any other country you must gain our prior permission and the Cross Border Fee will apply. Multiple rentals: You may not rent more than two vehicles at any time with us unless you have set up a corporate account with us and have our prior permission to do so. IMPORTANT: If you do not comply with these Rental Restrictions: • You will be responsible for any damage, losses and expenses we suffer as a result. • You may lose the benefit of breakdown products, insurance or waivers of liability. • You may be required to pay additional charges. • We may terminate the Rental Agreement and take the vehicle back at any time at your expense, and you will not be entitled to a refund for any unused portion of the rental rate charged. Rental Restrictions. We do not rent to groups, or teens with chaperones. Any guest under the age of 25 unaccompanied by a parent or legal guardian will not be permitted to occupy a condo at Smuggler’s Cove. Only registered guest and number of persons listed in the rental confirmation may use or occupy any part of the premises. Guests may not invite other persons to make use of the premise or the amenities. Guests are not permitted to organize events (parties, reunions, weddings, receptions, or other similar events) on/in the property. Smuggler’s Cove can arrange for events to take place in its Community Room, however all events must be approved in writing by Smuggler’s Cove in advance. Guest may not assign or transfer any reservation and must occupy the unit for the duration of the stay. Any reservations made under false pretense will result in loss of payment and removal from the premises. ● Reservation Changes: One reservation change is permitted prior to 60 days of arrival. No reservation changes are permitted within 60 days of arrival.
Rental Restrictions. A UNIT TENANT may not rent the Clubhouse unless his or her UNIT OWNER CO-SIGNS the Rental Agreement. • Clubhouse maximum capacity is 75. • No smoking in the Clubhouse under any circumstances. • Parking is restricted to the Clubhouse parking lot, or along the Clubhouse side of Northbrook Drive ONLY. • Parking is NOT permitted so as to block access to the drive-up mailbox. • Positively NO PARKING ON BOTH SIDES of Northbrook Drive, or on any grassy areas. Improperly parked cars will be towed at the unit owner’s expense. • Decorations may not be attached in any manner to walls, windows, doors, or ceilings of the Clubhouse. Renters are responsible for removing all decorations from the Clubhouse, from the parking lot and adjacent grounds, and including any decorations attached to street poles, etc. • All Renters will be responsible for the following, in order to have their security deposit returned in full: Leaving the Clubhouse, parking lot, and adjacent grounds the way they were found. Examples include: IMMEDIATELY REMOVING ALL REFUSE, BATHROOM REFUSE INCLUDED, and transporting it back to the RENTER’S HOME for disposal; PUTTING ALL TABLES & CHAIRS AWAY, VACUUMING THE CARPET, CLEANING THE KITCHEN AND BATHROOMS; and policing the PARKING LOT and ADJACENT GROUNDS for LITTER. YOU WILL NEED TOILET PAPER, PAPER TOWELS, GAR- BAGE BAGS, AND CLEANING SUPPLIES FOR CLEANUP. Paid Clean-Up of the Clubhouse is available for $100.00 additional (See Clubhouse Rental Coordinator for further information). If the Clubhouse Rental Coordinator, or someone designated by the Board of Directors, determines that the Clubhouse was not left in satisfactory condition, the security deposit will be withheld, and the UNIT OWNER will be charged for any additional required clean-up, maintenance, repair, or replacement costs. • If the Clubhouse is to be used by young people (under 21 years of age), the RENTER or a DESIGNATED CHAPERONE (at least 21 years of age) must be present at ALL timesNo alcoholic beverages are allowed at functions attended by minors. Alcoholic beverages will not be served to any intoxicated person. Draft beer in kegs is not permitted. • No excessive noise is allowed. There is a 12:00 Midnight CURFEW at all functions. • No planned activities should take place outside of the Clubhouse. • The POOL IS NOT AVAILABLE for rental at any time.
