Rental Payment. Commencing on the Commencement Date, Tenant agrees to pay Rent (defined below) in monthly installments on or before the first day of each calendar month during the Term, in lawful money of the United States of America to the following address or to such other address as Landlord may designate from time to time in writing: Cousins Fund II Phoenix III, LLC, X.X. Xxx 000000, Xxxxxx, XX 00000-0000; provided, however, that the first full monthly installment of Base Rent due after the Abatement Period shall be paid in advance on the date of Tenant’s execution of this Lease and shall be applied to the first full monthly installment of Base Rent due hereunder after the expiration of the Abatement Period. Tenant agrees to timely pay all Base Rent, Additional Rent, defined below, and all other sums of money which become due and payable by Tenant to Landlord hereunder (collectively “Rent”), without abatement, demand, offset, deduction or counterclaim except as provided herein. If Tenant fails to pay part or all of the Rent within five (5) days after it is due, Tenant shall also pay (i) interest at the Default Rate, defined below or the maximum then allowed by law, whichever is less, on the unpaid Rent, plus (ii) a late charge equal to five percent (5%) of the unpaid Rent; provided, however, that Landlord is required to provide Tenant with written notice of such failure and a five (5) day period within which to cure such failure one (1) time during each calendar year of the Term before it can impose the late charge on Tenant. Landlord may assess a reasonable fee to Tenant for any checks made payable to Landlord that are returned unpaid by Tenant’s bank for any reason. If the Term does not begin on the first day of a calendar month, the installment of Rent for that partial month shall be prorated.
Rental Payment. Licensee agrees to pay to LRPM as a license fee for the use of the parking space(s) granted under this Agreement, the sum of $775.00 in one lump sum payment for each parking space. Payment shall be made payable to Legacy Realty & Property Management, LLC and is due at the time of submission of the signed agreement. Any agreement received is not considered complete unless payment is included.
Rental Payment. Resident shall pay monthly rent of $000.00. If this Lease begins on a day other than the first day of the month, the first month's rent shall be prorated. This rent is based on the Authority-determined flat rent for this unit. X This rent is based on the income and other information reported by the Resident. (Check one) Families may change rent calculation methods at any recertification. Families who have chosen the flat rent option may request a reexamination and change to the formula-based method at any time if the family’s income has decreased, their on-going expenses for such purposes as child care and medical care have changed or any other circumstances that create a hardship for the family that would be alleviated by a change. This amount is due on the first day of each month at the Housing Authority of Dry Ridge office and shall remain in effect until adjusted in accordance with the provisions of this lease. If a reasonable accommodation on where to pay rent is needed, other arrangements can be made. As a safety measure, cash will not be accepted as a rent payment. If Resident fails to make the rent payment by the close of business (4 PM) on the tenth working day of the month, a notice to vacate will be issued to the Resident. A $15 late fee will be assessed if rent is not paid by the tenth working day of the month. Partial payment of rent will not be accepted. A check returned for non-sufficient funds shall be considered non-payment of rent and in addition to the late charge a $25 returned check fee will be charged, plus any related bank fees. If a family is paying the minimum rent and its circumstances change creating an inability to pay the rent, the family may submit a written request to suspend the minimum rent because of a recognized financial hardship, which shall include: ✓ The family has lost eligibility for, or is awaiting an eligibility determination for a federal, state, or local assistance program. ✓ The family would be evicted as a result of the implementation of the minimum rent. ✓ A death in the family has occurred which affects the family circumstances. ✓ Other circumstances which may be decided by the Authority on a case by case basis. All of the above must be proven by the Resident providing verifiable information in writing to the Authority prior to the rent becoming delinquent and before the lease is terminated by the Authority. Rental Payment. Tenant shall pay a monthly rent of $ and it shall remain in effect unless adjusted by the Authority in accordance Section VII below. In addition, Lessee shall pay a two-hour minimum rental fee per flying day during a Rental Period, except for (i) short positioning flights the night before or (ii) when flying time exceeds two hours, in which case only the actual flying time will be charged. There shall be no minimum daily charge for nonflying days during a Rental Period.
