Common use of Real Estate Brokers Clause in Contracts

Real Estate Brokers. Tenant represents and warrants that it has negotiated this Lease directly with the real estate broker(s) identified in Paragraph 2 and has not authorized or employed, or acted by implication to authorize or to employ, any other real estate broker or salesman to act for Tenant in connection with this Lease. Tenant shall indemnify, defend and hold Landlord harmless from and against any and all Claims by any real estate broker or salesman other than the real estate broker(s) identified in Paragraph 2 for a commission, finder’s fee or other compensation as a result of Tenant’s entering into this Lease.

Real Estate Brokers. Pursuant to a separate written agreement, Landlord shall pay the commission due the aforementioned brokers in connection with this Lease and Tenant shall have no liability therefor.

Landlord shall pay any commission owing to the Real Estate Brokers identified in Paragraph 2 above pursuant to a separate agreement, and shall indemnify, defend and hold Tenant harmless from and against any and all Claims by such real estate brokers.

Landlord and Tenant shall each indemnify, defend and hold Landlord the other harmless from and against any and all Claims by any real estate broker or salesman other than the real estate broker(s) identified in Paragraph 2 for a commission, finder’s fee or other compensation as a result of Tenant’s the parties entering into this Lease. Landlord shall pay the broker(s) identified in Paragraph 2 a market commission in accordance with the terms of a separate agreement.

Landlord and Tenant represents warrant and warrants represent that it has negotiated this Lease directly with Broker is the only broker or real estate broker(s) identified agent Tenant has used in Paragraph 2 conjunction with this transaction and that Tenant has not authorized or employed, or acted by implication to authorize or to employ, any other real estate broker or salesman agent to act for Tenant in connection with this Lease. Tenant shall indemnify, defend and hold Landlord harmless from and indemnify and defend Landlord against any and all Claims claims by any real estate broker broker, agent or salesman any other person, other than the real estate broker(s) identified in Paragraph 2 Broker, for a any commission, finder’s 's fee or other compensation as a result of Tenant’s 's entering into this Lease.
