Common use of Prohibitions Clause in Contracts

Prohibitions. Firearms , weapons, explosives and illegal drugs of any kind are strictly prohibited anywhere on or about the Property, including within individual apartments and bedroom spaces and in community and parking areas (except government-issued service weapons carried by duly deputized law enforcement personnel). Discharging a firearm or displaying or possessing any weapon in a way that may threaten or alarm others, is prohibited anywhere at the Property. No gas or charcoal grill, nor any other open flame cooking or heating device, may be stored or used on any balcony, deck and/or patio at the Property or within 25 feet of any building, except permanently installed community grills provided by Owner. Resident will, and will cause Guests to: (a) comply with all federal, state, county and city laws, ordinances and/or regulations, including without limitation those relating to controlled substances and alcoholic beverages; (b) not act in any way that endangers the Property or the safety of any person, or that is intended to facilitate criminal activity; (c) not engage in disruptive conduct or allow any noise loud enough to be heard outside the apartment or in neighboring apartments assuming doors and windows were closed; (d) not place or keep any trash outside of the apartment, including on any balcony, deck or patio; (e) not damage, take or possess any property belonging to others without express consent; (f) not tamper or interfere with smoke detectors, sprinklers or fire alarms; (g) not injure the reputation of the Property or its residents, (h) not act or fail to act in any way that would cause an increase in the rate of insurance at the Property; (i) not engage in any activity which interferes with or decreases the use and enjoyment of the Property by other residents; and (j) otherwise obey the Community Policies and other rules applicable to the Property. Any single violation of any of the foregoing will be considered a material breach of this Agreement and will be good cause for immediate termination of the Agreement with all applicable charges continuing to come due. Any single violation of any of the foregoing will be considered a material breach of this Housing Agreement and will be good cause for immediate termination of the Housing Agreement with all applicable charges continuing to come due. Discharging a firearm or displaying or possessing any weapon in a way that may threaten or alarm others, is prohibited anywhere at the Propertyspaces. No gas or charcoal grill, nor any other open flame cooking or heating device, may be stored or used on any balcony, deck and/or patio at the Property or within Property, except on the ground at least 25 feet of from any building, except permanently installed community grills provided by Owner. Resident will, and will cause Guests to: (a) comply with all federal, state, county and city laws, ordinances and/or regulations, including without limitation those relating to controlled substances and the consumption of alcoholic beverages; (b) not act in any way that endangers the Property or the safety of any person, or that is intended to facilitate criminal activity; (c) not engage in disruptive behavior or conduct or allow any noise loud enough to be heard outside the apartment or in neighboring apartments assuming doors and windows were closed; (d) not place or keep any trash outside of the apartment, including on any balcony, deck or patio; (e) not damage, take or possess any property belonging to others without express consent; (f) not tamper or interfere with smoke detectors, sprinklers or fire alarms; (g) not injure the reputation of the Property or its residents, (h) not act or fail to act in any way that would cause an increase in the rate of insurance at the Property; (i) not engage in any activity which interferes with or decreases the use and enjoyment of the Property by other residents; and (j) otherwise obey the Community Policies all rules and other rules regulations applicable to the Property. Any single violation of any of the foregoing will be considered a material breach of this Housing Agreement and will be good cause for immediate termination of the Housing Agreement with all applicable charges continuing to come due. Prohibitions. Firearms Illegal drugs and any drug-related criminal activity, weaponsfirearms, weapons or explosives and illegal drugs of any kind (including fireworks) are strictly prohibited anywhere on or about the Property, including within individual apartments and bedroom spaces spaces. Without xxxxxx the foregoing, the term "drug-related criminal activity" means the manufacture, sale, distribution, dispensing, storage, use or possession of a "controlled substance" as defined under Section 102 of the Comprehensive Drug Abuse Prevention and Control Act (21 USC § 802(6), as amended) or of a "Regulated Drug" as defined in community and parking areas (except government-issued service weapons carried by duly deputized law enforcement personnel). Discharging Title 18, Section 4201(29) of the Annotated Code of Vermont, or to attempt, endeavor or conspire to manufacture, sell, distribute, dispense, store, use or possess a firearm controlled dangerous substance or displaying or possessing any weapon in a way that may threaten or alarm others, is prohibited anywhere at the Propertycontrolled substance. No gas or charcoal grill, nor any other open flame cooking or heating device, may be stored or used on any balcony, deck and/or patio at the Property or within 25 feet of any building, except permanently installed community grills provided by OwnerLandlord, if any. Resident No electric space heaters may be used in the Premises or on the Property. Tenant will, and will cause Guests to: (ai) comply with all federal, state, county state and city laws, ordinances and/or regulations, including without limitation those relating to controlled substances and the consumption of alcoholic beverages; (bii) not act in any way that endangers the Property or the safety of any person, or that is intended to effect or facilitate criminal activity or that has the effect of effecting or facilitating criminal activity; (ciii) not engage in disruptive behavior or conduct or allow any noise loud enough to be heard outside the apartment or in neighboring apartments assuming doors and windows were closed; (div) not place or keep any trash outside of the apartment, including apartment except in approved dumpsters and containers on any balcony, deck the Property as directed by Xxxxxxxx or patioManager; (ev) not damage, take or possess any property belonging to others without express consent, including without limitation, destroying, defacing, damaging, impairing or removing any part of the bedroom, apartment or the Premises or the facilities, equipment or appurtenances thereto; (fvi) not tamper or interfere with smoke detectors, sprinklers sprinklers, fire alarms or fire alarmsplumbing or lighting fixtures; (gvii) not injure the reputation of the Property or its residents, (hviii) not act or fail to act in any way that would cause an increase in the rate of insurance at the Property; (iix) not engage in any activity which interferes with or decreases the use and enjoyment of the Property by other residents; (x) not conduct, give or permit vocal or instrumental instruction or practice in the Premises; (xi) not make, permit or facilitate any unseemly or disturbing noises or conduct, nor do, permit or facilitate any illegal or immoral conduct or obstruct or interfere with the rights, comforts or convenience of other tenants or of Landlord; and (jxii) otherwise obey the Community Policies all rules and other rules regulations applicable to the Property. Any single violation of any of the foregoing will be considered a material breach of this Lease Agreement and will be good cause for immediate termination of the this Lease Agreement with all applicable Rent and other charges continuing to come due. Any single violation of any of the foregoing will be considered a material breach of this Agreement and will be good cause for immediate termination of the Agreement with all applicable charges continuing to come due.
