Private Bedrooms Sample Clauses

Private Bedrooms. All approved housing properties built after 2004 are shared bedroom properties and shall only sell shared bedroom contracts. The only properties approved to sell private bedroom contracts are those built specifically with private bedrooms in or prior to 2004. Common Areas and Perception An approved property must maintain exclusive common areas (i.e., lounges, laundry facilities, exercise rooms, pools, hot tubs, etc.). These common areas are for the use of residents in one property and may not be shared by another property. All buildings and structures associated with the property will need to be approved for single students and the on-site manager(s). The property cannot share a common driveway, parking lot, or other facilities with a neighboring approved housing property. There needs to be a perception (visual and otherwise) that the property, especially those with multiple buildings, is one approved housing property. For example, common architectural elements may provide a visual commonality. Private Bedrooms. Regional Manager's thoughts on Nursery Tavern The Nursery Tavern presents a great opportunity for a publican looking to drive a premium offer that sets the pub apart from the competition. The offer should include good food and cask ale, with a menu that once again sets the pub apart from others and gives customers a reason to visit and to return. The fantastic courtyard to the rear of the pub is a unique selling point and should be utilised to build trade. I am looking to speak with a publican with the vision and skills required to take this pub business forward. Xxxxxx Xxxxxx, Regional Manager Indoor trading area Location The pub is situated on a terraced street, two miles from the centre of Coventry with all its amenities. This is a desirable suburb and the pub also benefits from being close to student housing. The pub is a two-bar operation, with three trading rooms, each with its own purpose. Both bar areas can accommodate up to 20 covers, the third room accommodating up to 30 covers. The third room, whilst not a function room, does provide the opportunity for small parties or occasions and live music. The pub is traditionally decorated throughout, with various memorabilia adorning the walls and a mixture of loose and fixed seating for guests. A compact trade kitchen is well placed and capable of serving all three trade areas and the courtyard. Outdoor trading area To the rear of the pub is a fantastic courtyard of a good size, which could comfortably accommodate up to 50 covers. There is opportunity to add more of a covered area to ensure it’s a space that can be utilised all year round. The courtyard has also previously been used to hold live music events. Private Bedrooms. Regional Manager's thoughts on Yacht Tavern This is a fantastic opportunity for a passionate operator to take on a lively and traditional pub. There is great potential to drive trade through developing a broad food menu and by bringing back sports, which would complement the current offer with its reputation as a good live music venue. The Yacht currently attracts a varied custom base of locals who visit for pub games and a social drink, to those looking for a casual meal with friends. It also benefits from a strong following who frequent for the live music and entertainment and with the development and continuation of these events, there is upmost scope to grow trade levels further.
