Preparation of Construction Documents. The Construction Documents shall include all architectural, mechanical, electrical and structural drawings and detailed specifications for the Tenant Work and shall show all work necessary to complete the Tenant Work including all cutting, fitting, and patching and all connections to the mechanical and electrical systems and components of the Building. Tenants leasing partial floors shall design entrances, doors and any other elements which visually integrate with the elevator lobbies and common areas in a manner and with materials and finishes which are compatible with the common area finishes for such floor. Preparation of Construction Documents. The Construction Documents shall include all architectural, mechanical, electrical, fire protection, plumbing and structural drawings and detailed specifications for the Initial Tenant Work, as applicable, and shall show and/or specify all work necessary to complete the Initial Tenant Work including all cutting, fitting, and patching and all connections to the mechanical and electrical systems and other components of the Building as well as any re-balancing and re-commissioning scope that is necessary to address Base Building systems affected by the Initial Tenant Work. Where the Initial Tenant Work interfaces with Base Building, the Initial Tenant Work design shall visually integrate with the Base Building in a manner and with materials and finishes that are compatible with the Base Building in that area. Preparation of Construction Documents. 3.1 Landlord shall cooperate with Tenant in developing plans and specifications for the Work, which plans and specifications shall be prepared by Tenant’s Design Consultants. All costs associated with the review and approval of the plans and specifications by Landlord or Landlord’s architect and engineers shall be paid by Tenant, and such costs shall be applied against the Allowance. Tenant shall contract with each of Tenant’s Design Consultants, and Tenant shall be solely responsible for payment of all fees and/or payments due Tenant’s Design Consultants, Tenant’s architect (the “Project Architect”) and Tenant’s engineers must be licensed to practice his/her professional discipline in the State of Tennessee and shall be capable of providing appropriately stamped Construction Documents to local government officials for permit approvals. In connection with costs incurred in connection with the Work, Tenant shall not suffer or permit any mechanic’s liens or materialmen’s liens to be filed against the real property of which the Leased Space form a part or against the Tenant’s leasehold interest in the Leased Space.
Preparation of Construction Documents. Based upon the Schematic Drawings, the Redeveloper shall prepare or cause to be prepared, at Redeveloper’s own cost and expense, detailed final construction plans and specifications (hereinafter “Construction Documents”) for the Private Improvements. The Construction Documents for the Private Improvements shall be in compliance with the City of Lincoln Design Standards and based upon the Private Improvement Schematic Drawings. Such Construction Documents shall include elevation views of the exterior of the Private Improvements (“Exterior Drawings”) and delineation of the construction materials to be used for the exterior walls of the Private Improvements. The Construction Documents for the Private Improvements will be submitted to the Department of Building and Safety for building permit review and approval following the Mayor’s approval of the Exterior Drawings. If the Redeveloper requests and receives a limited building permit for footings and foundation before receiving the Mayor’s approval of the Exterior Drawings and Building and Safety’s issuance of the building permit for all of the Private Improvements, such limited permit shall be subject to the Redeveloper executing the City’s “Acknowledgment of the Conditions for Granting of Limited Construction Permit” including the agreement that the Redeveloper, as the recipient of such limited construction permit, is proceeding at Redeveloper’s own risk without assurance that a permit for all of the Private Improvements will be granted. The Exterior Drawings from the Construction Documents for the Private Improvements will at the same time be submitted to the Urban Development Department and Mayor for review and approval as provided in subsection (b) below.
