Prepaid Base Rent. Upon the execution of this Lease, Tenant shall pay to Landlord the Prepaid Base Rent set forth in (P) 1., and such Prepaid Base Rent shall be applied toward the Base Rent due for the first month of the Term for which Rent is due.

Prepaid Base Rent. Notwithstanding anything contained herein to the contrary, Tenant shall, prior to the Effective Date, deposit with Landlord, the sum of EIGHTY-EIGHT THOUSAND FOUR HUNDRED EIGHTEEN AND 83/100 DOLLARS ($88,418.83) (“Prepaid Base Rent”). The Prepaid Base Rent shall be applied to the Base Rent for months one (1) and nineteen (19) through twenty-four (24) until such funds have been fully expended.
Prepaid Base Rent. Eighteen Thousand Dollars ($18,000) (the "Prepaid Base Rent") payable upon execution of this Lease and to be applied in accordance with Section 3.01.

In the event Landlord does not accept this Lease, Landlord shall return said Prepaid Base Rent.
Prepaid Base Rent. Prepaid Base Rent in the amount of nine million ($9,000,000) dollars inclusive of HST (conditional on receiving Council approval of the Project, and all funding for the Project. Council approval is required prior to the Tenant entering into any binding agreement with the Landlord) representing the Tenant’s proportionate cost to construct the Gymnasium and the Tenant’s portion of the overall cost based on the renovations to the Community Centre (the “Prepaid Base Rent”) will be paid to the Landlord in installments as established under the Construction Agreement and shall be inclusive of Tenant’s fit-up requirements. The installments are based off of the completion of construction work according to the Construction Agreement as further outlined in Schedule “D”. For greater clarity, any stabilization costs charged to the Tenant shall only be applicable to the renovated portion of the Deschâtelets Building.
Prepaid Base Rent. Notwithstanding anything to the contrary, Subtenant shall 6 pay to Sublandlord the first full month of Base Rent within two (2) business days following Master Xxxxxxxx’s consent to this Sublease. 5.
Prepaid Base Rent. Contemporaneously with the execution of this Lease, Tenant shall prepay the Base Rent for the first month of the Term.
