Pet Policies. 1. Occupants may have no more than two approved pets, each weighing no more than 100 pounds. When there is question as to the acceptability of a pet, the determination will be made by the Director of Housing.

LICENSING – The Residents agree to provide the pet with a clearly visible identification tag and collar and agree to comply with local health and safety code regulations and ordinances including leash and licensing requirements. PET CONTROL – The Resident(s) agree that while anywhere in the community, and immediately outside its perimeter in the case of our townhouses conduct any pets or service animals you may have, and require other persons on the premises with your consent to conduct their pets or service animals they may have, in a manner that will not disturb your neighbor’s peaceful enjoyment of their premises and to keep their pet or service animal under control at all times and to keep their pet quiet at all times. Under no circumstances are pets allowed to roam unattended in the common areas or outside the dwelling unit except in fenced in areas. The Resident(s) agree not to leave their pet unattended for any unreasonable period of time. The Resident(s) agree to keep any pet dog on a leash or in a carrier when outside the dwelling unit except when in fenced in areas. The resident(s) agree not to leave their pet unattended, chained, or leashed outside the dwelling unit or on a patio, deck or balcony. If the Resident(s) is to be away from the dwelling for more than 48 hours, arrangements must be made for the care of the pet. The Resident Manager must be notified of any pets that will be unattended for more than 48 hours. The Resident(s) understand that pets left unattended would be considered an emergency and should be reported to the City of Fayetteville, Animal Services division or other appropriate authority for removal from the dwelling unit and its yard(s) at Resident(s)’s expense. Management accepts no responsibility for any pet so removed. PET SANITATION – The Resident(s) agree that all animal waste or litter from litter boxes or cages is to be picked up and disposed of in a sealed plastic bag and placed in the dwelling’s trash container. The Resident(s) agree to provide adequate care for the animal including current inoculations as required or necessary. The Resident(s) agree to keep litter boxes away from decks, patios, or intake vents. PET PROBLEMS – The Resident(s) agree to keep the pet from being unnecessarily noisy or aggressive and causing any annoyance, discomfort or nuisance to other Resident(s). Pet Policies. Unless you have reserved a pet-friendly property, pets are NOT allowed inside the property or on the balcony/patio/yard. In a pet-friendly property, the pet fee charge is $150/per pet (max. 1 dog per unit) plus applicable fees, processing, and/or taxes. If the dog’s behavior results in complaints by other guests or neighbors, Guest may be asked to board the dog off property with a veterinarian/shelter/kennel without compensation. Guests are required to clean up after their dog inside and outside the property. Dogs are never allowed in the pool or any shared areas or Resort amenities. Cats or any other pets are not allowed in the property. Should a pet be found in any home without authorization, a $600 violation fee will be charged to the Guests’ credit card. Lock-out Charge Should you be locked out of your rental residence during office hours, we will make every effort to provide you with a spare key at no charge. However, an after-hours lock-out will result in a $100.00 charge. There is no guarantee that your property will be equipped with our preferred keyless entry system. Items Left Behind If any personal items have been left by the Guest, it is the responsibility of the Guest to pay in advance a $50 service fee and all estimated costs from the packaging and shipping with tracking number of those items should the Guest request the items be returned to them. We do not accept responsibility for any loss or damages to items that may occur during the transportation or shipping process of any items being returned. Cleaning, Maintenance, Pest Control and Wildlife A Cleaning Fee will be applied to each reservation. Towels, sheets, and all linens are inventoried before and after each Guest’s stay. Guest will be charged for any damaged or missing items or for stains on carpet, furniture, or walls. If the property is left in a condition that would require an excessive cleaning, such as empty boxes, un-bagged trash, or leftover food on top of counters, an additional fee may apply. Many 407VHR destinations have a sub-tropical climate and care must be taken with food that is left uncovered. Uncovered food can attract insects very quickly as well as rodents or wildlife. Any added costs for pest control services incurred for lack of care may be charged to Guest. The Property has been inspected to ensure no bed bugs are present, so the presence of any bed bugs is presumed to have been caused by Guest, unless Guest provides clear and convincing proof otherwise. Pet Policies. Although more of a longshot, pet policies and fees are negotiable in some situations, particularly if an animal is small, quiet, and has never shown signs of aggression. Likewise, if an apartment allows pets of a certain size or species only, savvy renters may be able to get their larger pets through the door by offering a few extra dollars in rent each month.
