Pest Control. If Landlord notifies Tenant of a scheduled extermination of the Premises, and Tenant fails to prepare the Premises for such extermination in accordance with Landlord’s instructions, Tenant acknowledges that by Tenant’s failure to comply with Landlord’s instructions, Tenant will have prevented Landlord’s exterminator from properly exterminating the building in which the Premises are located. Under such circumstances, Tenant acknowledges that Tenant will be liable for any damages or losses sustained by Landlord as a result thereof and that Tenant will have materially and substantially breached this Lease. In addition, Tenant acknowledges that Tenant’s obligation to keep the Premises in a neat, clean, good and sanitary condition includes keeping Tenant’s clothing, furniture, bed frames, mattresses, bedding, curtains and storage closets free of bed bugs and their eggs. If Tenant suspects a bed bug infestation within the Premises, Tenant must immediately notify Landlord of such suspected infestation at which time Landlord will hire a licensed pest control operator to confirm the infestation. If there is a bed bug infestation, the licensed pest control operator will develop an integrated treatment and eradication plan. The cost of inspection and treatment of the infested area will be at the expense of Landlord. Tenant shall be obligated, at Tenant’s expense, to immediately have the Premises and Tenant’s furniture, mattresses or other affected property prepared for treatment and, if applicable, removed from the Premises and have the infested area cleaned. In the event that the Tenant fails to grant access, prepare the Premises for treatment, or fails to permanently remove infested personal property from the Premises, Tenant acknowledges that Tenant will be liable for any damages or losses sustained by Landlord as a result thereof and that Tenant will have materially and substantially breached this Lease. If Tenant vacates the Premises and a bed bug infestation of the Premises is subsequently discovered, Tenant will be responsible for the cost of inspection, treatment, eradication and cleaning of the Premises. Pest Control. From time-to-time unwanted vermin and insects may be detected within Halls. Urbanest have contracted pest control operatives to carry out preventative and reactive pest control. Pests thrive in areas where food remnants are present, therefore you should ensure that all food is sealed before storing, food spillages are cleaned up immediately and cooking items and plates are cleaned after use. Should you detect any unwanted pests please inform the Hall Team as soon as possible. Any such reports will be passed on to the relevant contractor on the same day or on the first working day after the report if it is made out of hours. The contractor will respond within 48 hours. Hall Exteriors and Prohibited Areas You must not throw or drop items from windows or doors in your Accommodation or Halls. You are not permitted to enter any Prohibited Areas at your Halls. Entering a Prohibited Area will be a breach of your Tenancy Agreement and may lead to termination of your Tenancy Agreement. It is a disciplinary offence under the Disciplinary Code to enter any Prohibited Area. It is also a disciplinary offence under the Disciplinary Code to take action likely to cause injury or impair the safety of others. Prohibited Items and Activities To ensure the health, safety and comfort of residents and staff, you must comply with the requirements set out in this Regulation. Breaching this Regulation may be a disciplinary offence under the Disciplinary Code and may lead to termination of your Tenancy Agreement. Prohibited items found will be removed and held until you move out. Kettles and toasters are not provided. If Landlord notifies Tenant of you bring your own, you must use them in the designated kitchens areas. Cooking equipment may be stored in your Accommodation; however, cooking must only be undertaken in designated kitchen areas. Under no circumstances should equipment including but not limited to toasters, kettles, microwaves, rice cookers, sandwich makers, grills or hotplates be used in your Accommodation. Refrigerators are not permitted in your Accommodation unless required for disability or health related reasons. If you would like to request permission to have a scheduled extermination refrigerator in your Accommodation on health-related grounds you must contact the UCL Accommodation Office prior to your arrival. You must not use or store in your Accommodation or in Halls: portable heat equipment firearms (including legally held and imitation firearms), or other weapons or dangerous substances such as explosives knives (other than those used for food preparation) and fireworks mood lighting such as fairy lights (other than those which are battery operated) humidifiers dart equipment plug-in air fresheners plug in insect repellants items which have a potential for a naked flame such as candles, incense sticks/fragrance burners/xxxx sticks, aromatherapy burners, hookah and shisha pipes, oil lamps, fireworks and barbecue equipment illegal substances including legal highs (see Regulation 18 for more information) vape pens, ‘bongs’ or similar paraphernalia producing smoke or vapour Personal Light Electric Vehicles (PLEVs) - including e-Scooters, e-Bikes and e-Unicycle or similar items but excluding pedal assisted bicycles. You must not charge mobility scooters in your Accommodation or in Halls, including corridors and stairs forming part of the Premisesmeans of escape. Due to the very significant risk of battery fires particularly during charging, mobility scooters should only be charged in locations outside of your Accommodation. You must not use multi-way cube Adaptors, non-fused electrical equipment, overloaded extension cords or any electrical equipment in disrepair in your Accommodation or anywhere in Halls. You must not play ballgames in any part of your Accommodation or Halls. Pest Control. Except in the case of termites, Resident is responsible for pest control. The parties hereby acknowledge that Arizona is located in a desert and, as such, there are many pests that thrive in the desert and some that arrive from other areas. Pest Control. If Landlord notifies Tenant is responsible for maintaining insect, pest and rodent control. Prior to Tenant move-in, the Premises was inspected and determined to be free of a scheduled extermination pest infestation. A clean house and inspection of furniture and other such possessions to be introduced into the PremisesPremises are the best prevention. Tenant herby, given opportunity, certifies that they inspected the Premises either before or at move-in and did not observe any evidence of pests such as cockroaches, fleas, bedbugs, ants, spiders, or earwigs, and Tenant fails to prepare hereby stipulates that the Premises for such extermination in accordance with Landlord’s instructions, is free of any pest infestation. Tenant acknowledges that pests that cause infestations can be introduced to the Premises through their personal possessions, especially cockroaches, bedbugs, and fleas, and if Tenant experienced a prior infestation, Tenant shall provide documentation certifying that their dwelling and personal property was treated and certified to be pest free prior to move-in. Cockroaches, bedbugs, and fleas introduced to the Premises can become an infestation. Tenant must promptly notify Landlord of any known or suspected pest infestation, including any unexpected stings, bites, irritations, or sores that are believed to be caused by a pest. If Xxxxxxxx confirms the presence of a pest, Xxxxxx agrees to coordinate with Landlord and his agents to clean and treat the Premises at Tenant’s expense. Xxxxxx agrees to follow all directions from Xxxxxxxx and his agents to clean and treat the Premises. Xxxxxx agrees to remove any personal property that cannot be treated or cleaned. Landlord may have the right to require the Tenant to vacate the Premises and remove all Tenants’ possessions at Tenant’s expense. Tenant’s failure to comply with Landlord’s instructions, Tenant will have prevented Landlord’s exterminator from properly exterminating the building in which the Premises are located. Under such circumstances, Tenant acknowledges that Tenant will be liable for any damages or losses sustained by Landlord as a result thereof and that Tenant will have materially and substantially breached this Lease. In addition, Tenant acknowledges that Tenant’s obligation to keep the Premises in a neat, clean, good and sanitary condition includes keeping Tenant’s clothing, furniture, bed frames, mattresses, bedding, curtains and storage closets free of bed bugs and their eggs. If Tenant suspects a bed bug infestation within the Premises, Tenant must immediately notify Landlord of such suspected infestation at which time Landlord will hire a licensed pest control operator to confirm the infestation. If there is a bed bug infestation, the licensed pest control operator will develop an integrated treatment and eradication plan. The cost of inspection and treatment of the infested area will be at the expense of Landlord. Tenant cooperate shall be obligated, at Tenant’s expense, to immediately have the Premises considered a breach of Agreement and Tenant’s furniture, mattresses or other affected property prepared for treatment and, if applicable, removed from the Premises and have the infested area cleanedtenancy may be terminated. In the event that the Tenant fails to grant access, prepare the Premises for treatment, or fails to permanently remove infested personal property from the Premises, Tenant acknowledges that Tenant will be liable for any damages or losses sustained by Landlord as a result thereof and that Tenant will have materially and substantially breached this Lease. If Tenant vacates the Premises and a bed bug infestation of the Premises is subsequently discovered, Tenant will be responsible for the cost of inspectioncleaning and pest control treatments if an infestation is determined upon their move-out. If Landlord must move out other tenants due to the infestation within your dwelling, treatment, eradication Tenant may also be responsible for payment of lost rent and cleaning other expenses related to the clean up and treatment of the Premisesneighboring dwelling. In the event If Xxxxxx chooses to transfer to another property managed by Landlord, Xxxxxx agrees to have their personal possessions treated by Xxxxxxxx’s approved pest control provider prior to move-in. Landlord strongly recommends Tenant obtain renters insurance that a bed bug infestation spreads from the Premises into other areas of the building, whether adjacent to, above or below the Premises, Tenant will also be held responsible for the expense of inspection, treatment, eradication and cleaning of specifically covers such other areasinstances.
