Parking Management. When Tenant has elected to purchase a special event parking permit for parking in Exposition Park for Special Events or Major Events other than USC Home Football Games, Landlord shall operate and manage all parking areas covered by the permit while the permit is in effect, at Landlord’s sole cost and expense.

Parking Management. The Landlord will use reasonable endeavours to manage parking of vehicles at the Landlord’s Retained Land so that the use of the Premises for the Permitted Use, or the exercise of the rights mentioned in Schedule 2, is not obstructed or hindered, and in assessing reasonable endeavours for this purpose, regard shall be had to the parking management arrangements the Landlord had in place immediately before the date of this lease and the parking management arrangements the Landlord has had in place during the Term.

Parking Management. Operating and maintaining approximately two hundred and sixty (260) surface parking spaces, including approximately one hundred and twenty (120) spaces within S. Broadway and 613 S. Broadway (Tax Parcels 2-107 and 2-109) and the Xxxxx Street right-of-way between S. Broadway and the Fox River; approximately twenty (20) spaces within 525 S. Broadway and 531 S. Broadway (Tax Parcels 2-76 and 2-77); and approximately one hundred and twenty (120) spaces within 000 X. Xxxxxxxx, S. Broadway, 000 X. Xxxxxxxx, 511-000 X. Xxxxxxxx, 000 X. Xxxxxxxx, and 517 S. Broadway (Tax Parcels 3- 568, 3-568-1, 2-946, 2-949-A, 2-70, and 2-71).
Parking Management. Purchaser’s intent upon Closing is to lease the Property to a third party parking company. As a material inducement for Seller to enter into this transaction, Purchaser grants to LAZ Parking, an affiliate of Seller, the right to match any lease that Purchaser is willing to accept for the Property. Upon receipt by Purchaser of any such lease from a third party, which Purchaser intends to accept, Purchaser shall submit such lease (with the name and contact information for the tenant deleted) to LAZ Parking. LAZ Parking shall have five (5) days within which to review the proposed lease from the third party and to submit to Purchaser a lease on behalf of LAZ Parking on the same or better terms. In the event that LAZ Parking submits a lease to Purchaser which contains the same or better terms than the lease from such third party, then Purchaser agrees that it will enter into such lease with LAZ Parking. In the event that LAZ Parking elects not to match the lease terms and execute the lease or in the event that the lease submitted by LAZ Parking is not upon equal or better terms than the third party lease, then Purchaser shall be released from the obligation set forth in this Section 5.2. In the event that Purchaser does not enter into a lease for the property with a third party parking company, or with LAZ Parking, Purchaser hereby agrees to retain the parking management services of LAZ Parking with respect to the Property after Closing for a minimum period of one (1) year, and shall enter into a parking management agreement (the “Parking Management Agreement”) in the form attached hereto as Exhibit H.
Parking Management. Except as expressly provided herein, Landlord shall have exclusive control over the day-to-day operations of the Garage. Landlord may allow public parking in the Garage and may “oversell” parking in the Garage as is customary in parking garages of Class A office buildings and tenant parking will be accommodated through normal overflow and in and out privileges of the holders of Parking Passes. Landlord has records of Tenant’s parking usage dating back to 2009. Landlord will manage overflow and public parking in a manner designed to ensure sufficient parking is available on non-holiday weekdays between the hours of 7:00 a.m. and 5:00 p.m. to accommodate the greater of (i) the average usage by Tenant since 2009 on that same day between the hours of 7:00 a.m. and 5:00 p.m.; or (ii) the daily average usage by Tenant between December 3, 2012 and December 7, 2012, between the hours of 7:00 a.m. and 5:00 p.m. Tenant shall notify Landlord if it anticipates that it may require more than such average usage on non-holiday weekdays between the hours of 7:00 a.m. and 5:00 p.m. during any particular period of time or if Tenant anticipates that its average usage on non-holiday weekdays between the hours of 7:00 a.m. and 5:00 p.m. is anticipated to increase after January 1, 2013. Upon receiving such notice, Landlord shall manage parking in the Garage in a manner designed to ensure that sufficient parking is available to accommodate such increased usage (subject to the maximum number of Parking Passes provided under Section 23. 1 above). If the holders of Tenant’s Parking Passes are unable to find parking in the Garage on non-holiday weekdays between the hours of 7:00 a.m. and 5:00 p.m., Tenant shall notify Landlord so that Landlord can track any problems and make any adjustments necessary to accommodate Tenant’s historical parking usage, as the same may change from time to time as provided above. Except as otherwise expressly provided herein, parking at all other times is on a first come first served basis. Tenant shall comply with the terms of that certain Transportation Management Program applicable to the Project, a memorandum of which is recorded under King County Recording No. 20000414001539, to the extent such program requires tenants of the Building to comply with the same.
