The Overhead Doors clause defines the requirements and standards for the installation, operation, and maintenance of overhead doors within a project. Overhead Doors. Where the Landlord’s drawings indicate drive-in doors, the space will be equipped with manually operated straight vertical lift 14’-0’” wide x 16’-0” high commercial quality overhead doors. Where the drawings indicate loading dock doors, the space will be equipped with manually operated straight vertical lift 8’-6” wide x 10’-0” high commercial quality dock overhead doors. The number, sizes and locations of all doors will be per the Landlord’s drawings. All overhead doors will be a 24-gauge insulated and painted metal panel door complete with heavy duty hardware, sliding door lock mechanism, two-vision panels, track guards and commercial-grade weather stripping on all sides. Where the space has drive-in doors, two concrete filled and painted metal bollards at the exterior of each door will be provided. Where the space has loading dock doors, each door will be provided with one pair of foam-filled side seals covered with 40 oz. black vinyl, full-height wear flaps, full-height yellow center stripe, one adjustable top-dock seal and one pair of laminated rubber dock bumpers. Each recessed loading dock door will also receive one 40,000 pound capacity 6’-6” wide x 8’-0” long manual dock leveler at 52” height.
Overhead Doors. A. The overhead doors shall be counterbalanced and have a baked on white enamel prime finish. B. Eight (8) manually-operated insulated, vertical lift overhead doors, 9’-0” x 10,-0”, shall be provided at the dock doors. Doors will be 24 gauge, vertical sectional track doors with 3” track, weather-stripping, 10,000 cycle springs, and one (1) vision lite on the drivers side. C. One (1) electrically-operated insulated, vertical lift overhead doors, 121-0” x 14’-0”, shall be provided at the drive-in ramp. Door will be 24 gauge, vertical sectional track doors with 3” track, weather-stripping, 10,000 cycle springs, and one (1) vision lite on the drivers side.

End and center ▇▇▇▇▇▇ shall be minimum 16 gauge galvanized steel, stronger if required for strength. Provide factory baked-on polyester or epoxy prime paint, or approved equal, and finish paint in field. Maximum permitted deflection is 1/120 of door width. Provide slide locks on both jambs. Provide handles on inside of manually operated doors at both sides and middle. Provide rigid foot plate on both sides to assist with slide lock operation. Provide manufacturer’s standard sealed vision panels, except where required to be fire-rated. Provide weather-stripping seals for jambs and head. Floor seal shall be flexible EPDM rubber bulb. Jamb shall be minimum 16-gauge steel. Exterior doors and doors between heated and unheated or air conditioned and non-air-conditioned spaces, as applicable, shall be insulated and provided with 29-gauge backer sheet.
