Open Storage. 9.5. The outdoor storage of waste, equipment or goods not for sale shall not occur in the front yard of any property or side or rear yard where the property abuts an existing residential use unless such waste, equipment or goods is wholly contained within a fenced and screened storage area and not visible from any public road or adjacent non- industrial lot.

Open Storage. 16.6. No open storage is permitted in the side yard or rear yard of a hamlet commercial zone that abuts a hamlet residential zone unless there is a maintained visual barrier of a least 1.5 metres (5 feet) present.
Open Storage. The development agreement requires that any refuse and recycling material be contained and screened from view (Section 4.3). It is not felt that a complete ban on open storage is warranted on this site given the site configuration and existing vegetation that naturally limits visual intrusion of the business. Additionally, for practical purposes it can be expected that the all terrain vehicles and related equipment will be contained within an accessory building to prevent weather damage and theft. Signs No specific signage has been proposed for the development at this time, however Section 3.8.1 of the proposed development agreement permits signage provided it meets the requirements of the Musquodoboit Valley/ Dutch Settlement LUB, with the exception that it shall only be eternally illuminated if illumination is requested.

BUSINESS RATES The Valuation Office Agency has confirmed that the property has a current Rateable Value of £99,000 from 1st April 2017.

Storage located elsewhere in this District may be opened to the sky but shall be enclosed by solid walls or fences (including solid doors or gates thereto) at least eight (8) feet high, but in no case lower in height than the materials to be stored. If stored materials are in excess of eight (8) feet in height, then landscape screening shall be provided, in addition to the fence or wall, along the outside perimeter of the fence or wall; equal or exceeding one-half (1/2) the height of the fence and materials to be stored. Open off-street loading facilities and off-street parking of motor vehicles under four tons (empty weight) may be unenclosed throughout the District except for such screening of parking and loading facilities as may be required by Article 6.

Open Storage. Open storage shall be permitted provided such storage (a) is located to the rear of the front line of the principal building and, in all events, at least one hundred (100) feet from any street, (b) shall not exceed fourteen (14) feet in height, and (c) shall be screened from public view by substantial means, such as an ornamental wall or approved fencing erected in such a way as not to make the exterior appearance of the building or views from adjacent buildings unacceptable. Plans for open storage shall be submitted for approval by the Grantors, and such owners or such successors.
