Tenant agrees to occupy the Premises and open its store for business fully fixtured, stocked and staffed upon the Commencement Date of the term of this Lease, and thereafter to continuously conduct in one hundred percent (100%) of the space within the Premises the business permitted under Section 7 hereof on all business days, except only as otherwise provided in Sections 8(b) and 8(d) hereof; this covenant by Tenant is a material consideration to Landlord hereunder in order that Tenant might produce the maximum gross sales possible from the Premises during the lease term.
