Mount Pleasant. Until such time as the Mount Pleasant Map Event has occurred, neither Tenant nor Landlord shall pursue, with respect to the portions of the Subject Land within which they may own a fee or leasehold interest, respectively, any new site plan approval, any change in any existing site plan approval, or any change in any zoning or other land use restriction or entitlement applicable to such portion of the Subject Land. Notwithstanding the foregoing, if the Planning Board for the Town of Mount Pleasant issues a "Positive Declaration" (as herein defined) in connection with its consideration of the Mount Pleasant Subdivision Plan, then the following provisions shall apply:
