Monthly Maintenance. 9 times per year, April through December Edging - Edging of all grass/skinned areas is to be done monthly. This is to be done to crisply define the skinned portion of the field. Any resulting grass or debris is to be disposed of. A string line is to be used to ensure straight edging and a true radius. Weeding - Weeding of the skinned area is to be done monthly. With weekly dragging, it is inevitable that some grass and or weeds will germinate in the infield area. They will be removed either manually or with approved herbicides (Round-up Pro or other approved rapid drying non-selective herbicide). Xxxxxxxx must be coordinated with the CUPF and MCPS representative and must be posted according to Maryland Department of Agriculture guidelines.

Damp clean all wood base molding. Perform high dusting on ceiling vents, top of book shelves and wainscots. Clean interior and exterior of all glass windows and skylights.
Monthly Maintenance. As required or noted by the Contractor’s Monthly Elevator Inspections, the Contractor shall complete the following maintenance activities monthly for each elevator.

Monthly Maintenance. Developer may access Website pages for minor maintenance for 48 hour period, which is intended to be done after working hours and on weekends or holidays. Maintenance may be done to update links and make minor changes to a sentence or a paragraph. ½ hour of updates are included, free of charge, each month. These updates cannot be rolled or accumulated and must be used or lost each month. Maintenance doe NOT include replacing all text from a page with all new test, major page reconstruction, new pages, discussion webs, navigation structure changes or major page code changes.
Monthly Maintenance. A. Contractor shall schedule monthly maintenance at least one week in advance and provide a written schedule of preventative maintenance work to be performed, including a breakdown of the tasks, i.e. adjustments, cleaning, and lubrication of each elevator.
Monthly Maintenance. Air Filters- Check and replace as necessary. If this is a permanent filter it needs to be cleaned regularly. Check filters a minimum of every 2 weeks and cleans or replace if required. Dirty filters restrict air flow considerably. • Fans and Drives- Check for worn or loose belts; adjust or replace as necessary. • When it is necessary to replace one belt in a set, the entire set of belts should be replaced. • When fan belts are replaced, they could be retightened 24 to 48 hours after they are put into service. Check that fan bearing and locking collar set screws are tight, and lubricate bearings using high-quality lithium grease. • Refrigeration Charge-Check the refrigerant sight glasses. When the refrigerant charge is correct, there should be no bubbles in the sight glass. If no sight glass, check super-heat and sub-cooling. • Condensate Line-Check that the line is free from obstructions. Always keep the condensate trap and lines free and clear. • Unit Interior/Exterior- Check for torn insulation and repair if necessary. Check for scratches, nicks, rust, etc., and repaint promptly. • Long Entries-Check and record in the logbook the following actual operating values and the values read from the computer display:
Monthly Maintenance. Tenant shall conduct monthly extinguisher inspections, and keep a records of such inspections.
