Modification of Lease. The terms, covenants and conditions of this Lease may not be changed orally but only by an instrument in writing signed by Landlord and Tenant and consented to by mortgagee. The failure of either party hereto to insist in any one or more cases upon the strict performance of any term, covenant or condition of this Lease to be performed or observed by the other party hereto shall not constitute a waiver of relinquishment for the future of any such term, covenant or condition.
