Landlord agrees to pay to Tenant, within thirty (30) days after invoice, any reasonable attorneys' fees incurred by Tenant in connection with any modification to this Lease executed by Tenant pursuant to the immediately preceding sentence. Should Landlord or any such prospective mortgagee or ground lessor, or should Tenant, request execution of a short form Memorandum of Lease for recording, containing, among other customary provisions, the names of the parties, a description of the Premises and the Lease Term, each party agrees to execute and deliver such short form Memorandum of Lease to the other within twenty (20) days following the request therefor. Either party may record any such Memorandum of Lease at such party's sole cost and expense; however, if Tenant records a Memorandum of Lease, Tenant agrees to execute, acknowledge and deliver to Landlord, within ten (10) days after Landlord's request (which request may be made by Landlord at any time after the date of expiration or earlier termination of this Lease), a quitclaim deed prepared by Landlord and in commercially reasonable form acknowledging the expiration or earlier termination of this Lease. The immediately preceding sentence shall survive the expiration or earlier termination of this Lease.
