MINIMUM SERVICES. (ILLINOIS ONLY): Pursuant to the Illinois Real Estate License Act of 2000 (225 ILCS 454/1 et seq.), as amended, Sponsoring Broker, through the Designated Agent, must provide to Seller, at a minimum, the following services: (a) accept delivery of and present to Seller offers and counteroffers to buy, sell, lease or otherwise transfer any interest in the Property or any portion thereof; (b) assist Seller in developing, communicating, negotiating and presenting offers, counteroffers and notices that relate to the offers and counteroffers until a lease or purchase agreement is fully executed and all contingencies are satisfied or waived; and (c) answer Seller's questions relating to the offers, counteroffers, notices and contingencies.

MINIMUM SERVICES. Videotron reserves the right, as a condition of its provision of Services, to demand that the customer purchase and maintain a minimum level of Service, the content of which may be established from time to time by Videotron based on regulatory requirements and Videotron’s policies.
MINIMUM SERVICES. Pursuant to the Real Estate License Act of 2000, as amended, Broker must provide, at a minimum, the 27 following services: (a) accept delivery of and present to the Buyer offers and counteroffers to sell or lease any Property that Buyer seeks to 28 acquire; (b) assist the Buyer in developing, communicating, negotiating and presenting offers, counteroffers and notices that relate to the 29 offers and counteroffers until a lease or agreement for the acquisition of the Property is signed and all contingencies have been satisfied or 30 waived; and (c) answer the Buyer's questions relating to the offers, counteroffers, notices and contingencies.
MINIMUM SERVICES. Illinois Public Act 93-957 provides that the Broker through one or more of its sponsored licensed real estate agents (such as a Designated Agent) must provide, at a minimum, the following services to the Lessor; (1) Accept delivery of and present to the Lessor offers and counteroffers to buy, sell or lease the property the client seeks to purchase or lease; (2) Assist the Lessor in developing, communicating, negotiating and presenting offers, counter offers and notices that relate to the offers and counteroffers until a lease or purchase agreement is signed and all contingencies are satisfied or waived; and (3) Answer the client's questions relating to the offers, counteroffers, notice and contingencies. If, during the term of this Agreement, the Broker produces a Lessee that the Lessor chooses to lease to, the Lessor will pay the Broker a flat fee of $ , will pay % of the rental price or will pay % of the total rental price that includes the total rent over a year period. The fee will be paid within days of the Lessee signing a rental agreement with the Lessor. For the purposes of this paragraph, the word "rental agreement" shall mean the Lessor has entered into an agreement, either orally or in writing, to lease the property even if the effective date of such written or oral contract does not occur until after the expiration of the Marketing Period. The undersigned Lessor agrees that (Broker) and any authorized representative of the Broker are hereby given express consent to contact the undersi gned by telephone, facsimile transmission or electronic mail at the below locations, addresses and/or telephone numbers. Lessor also agrees to hold the broker/agent harmless as to the quality of tenant provided. Lessor will be solely responsible for approving prospective tenants. NON-DISCRIMINATION. THE PARTIES UNDERSTAND AND AGREE THAT IT IS ILLEGAL FOR EITHER OF THE PARTIES TO REFUSE TO DISPLAY OR SELL THE PROPERTY TO ANY PERSON ON THE BASIS OF RACE, COLOR, RELIGION, SEX, NATIONAL ORIGIN, ANCESTRY, AGE, MARITAL STATUS, FAMILIAL STATUS, PHYSICAL OR MENTAL HANDICAP, MILITARY STATUS OR UNFAVORABLE DISCHARGE FROM MILITARY, SEXUAL ORIENTATION, ORDER OF PROTECTION STATUS OR ANY OTHER CLASS PROTECTED BY ARTICLE 3 OF THE ILLINOIS HUMAN RIGHTS ACT. MINIMUM SERVICES. ONTC is not guaranteeing the Consultant will be requested to provide any minimum amount or quantity of Services under this Agreement. ONTC’s retainer of the Consultant to provide the Services is not exclusive. ONTC may engage other Consultants to provide all or part of the Services or similar services at its sole discretion. The Consultant shall provide all reasonable cooperation as may be required by such third parties.
