The voluntary or other surrender of this Lease lease by Lessee, or a mutual cancellation thereof, or a termination by Lessor, hereof shall not work a merger, and shall, at the option of the Lessor, terminate all or any existing sub-leases or subtenancies or may, at the option of Lessor, shall operate as an assignment to Lessor of any or all him of such sub-leases or subtenancies.
