Mechanical System. A combination of any mechanical equipment components and/or controls that fall within the Trade Jurisdiction, including the interconnecting piping.
Mechanical System a. The following criteria shall govern for the design of mechanical systems in remodeled buildings and in new buildings regardless of whether or not the features are required to meet the Design Energy Budget:
(1) Except where potential funding sources may be put at risk due to higher ventilation rate requirements, it is recommended that one (1) CFM of air be exhausted from each square foot of laboratory floor area. This does not preclude higher rates necessary to offset exhausts from equipment located within the laboratory, or higher rates necessary to maintain acceptable space temperature. A laboratory is defined as a workspace where chemicals are used and/or stored.
(2) The number of air handling units in a building shall be as few as feasible to serve the building. Each system shall be provided with a return air fan or relief fan to discharge air to the outside in direct ratio to the outside air being introduced into the system. The system shall be capable of exhausting 100% of the building return air when the system is on a controlled ventilation cycle.
(3) On projects where generation of steam or chilled water for heating and cooling is part of the design of the building, provide life-cycle cost analysis to determine the most economical primary fuel to use, with consideration given for the anticipated availability of fuel during the life expectancy of the generating equipment.
(4) All new and remodeled building projects shall conform to ASHRAE Standard 90.1.
(5) The mechanical systems within the building shall be designed in accordance with this section and sections of the Design Guidelines unless more stringent requirements are indicated in the standards of the State Energy Conservation Office.
(6) All projects utilizing campus chilled water, heating hot water, and/or steam shall be specified to have BTU meters, or flow meters and supply and return temperature sensors, depending on campus preference.
Mechanical System. The Building air conditioning and heating system will be a high quality air-cooled chilled-water system installed pursuant to general office use specifications. Landlord shall provide each floor of the Building with zoned air conditioning and heating via dedicated central station air handling units located on each floor. All zones shall include appropriately sized variable air volume devices (“VAVs”) which shall include the controls and related wiring with the minimum number of zones in the Tenant-occupied area of each floor to be twelve
Mechanical System shall include a narrative description of the amphitheater’s major mechanical, electrical and plumbing components.
Mechanical System. A) Fully functioning Base Building cooling system capable of providing conditioned air, during normal working hours and under normal office occupancy loads of 20 cfm per person based on 133 sq. ft. per person;
B) Central mechanical system with primary vertical distribution with stub outs to each floor for tenant connection and distribution;
C) Central Direct Digital Controls (DDC) for Energy Management System for the Base. Building mechanical system. DDC links to VAV controls in the Leased Premises would be installed by Tenant but shall be excluded from the Base Building Work;
D) Code required dampers and fire protection for all penetrations at rated, vertical shafts.
E) Capability to provide 24-hour HVAC
Mechanical System. A) Primary Variable Air Volume (VAV) cooling system with risers stubbed out to each floor of the Leased Premises, but exclusive of horizontal distribution (ductwork) and control equipment within the Leased Premises;
B) Hot water stubbed out to each floor for tenant’s perimeter heating needs supplied from a heat exchanger, in the basement, converting heat from steam.
C) Condenser water loop stubbed out to each floor for Tenant’s special requirements.

Mechanical System. Basic equipment to be used and its location, duct distribution system, diffuser locations, and any louvers or vents to be provided for Tenant by Landlord at Tenant's expense. Provide projected mechanical loads on forms provided by Landlord in the Tenant Handbook.
Mechanical System. (a) HVAC Duct Work and Accessories
Mechanical System. The Additional Expansion Space is serviced by mechanical and physical systems (collectively, "Mechanical System"), specifically air handling unit(s), boilers, chillers, natural gas, electricity and vacuum that also will continue to provide service to the first and second floors of the Building. Notwithstanding the terms of this paragraph, Tenant shall continue to be responsible for maintaining mechanical equipment (e.g., air handling unit and exhaust fans) located in the small mechanical room on the roof of the second floor of the Building which services the Organic Chemistry Lab of the Additional Expansion Space (labeled "OCL" on Exhibit A-4). Tenant agrees to an equitable allocation of the costs and expenses of maintaining, repairing and replacing the Mechanical System between Tenant and first and second floor tenants, on a pro-rata, square footage basis, so long as the Mechanical System serves the first and second floors and the Additional Expansion Space. Landlord and Tenant agree to cooperate in good faith to work with the first and second floor tenant with respect to the equitable allocation of costs and expenses and the use of the Mechanical System by the first and second floor tenant. Tenant acknowledges that the first or second floor tenant (currently Pathogenesis Inc.) shall maintain, repair and replace the Mechanical System for the benefit of Tenant and the first or second floor tenant. Tenant shall reimburse Pathogenesis Inc., the successor first or second floor tenant or Landlord (in the event Landlord has undertaken maintenance and repair responsibility) on a pro-rata square foot basis, for any and all maintenance, repair or replacement costs. Tenant shall pay Pathogenesis, Inc. (or the party maintaining the Mechanical System) such costs on a monthly basis based on estimates. All costs and expenses shall be reconciled on an annual basis. Tenant shall have the option of disconnecting certain of the Mechanical Systems servicing the Additional Expansion Space and instead servicing all or a portion of the Additional Expansion Space with Tenant's mechanical systems currently servicing other space in the Building leased by Tenant under the lease. In such event, tenants pro-rata square footage allocation of costs for maintaining and repairing the Mechanical Systems shall be reduced accordingly.
