Marketing of Property. Unless and until this Agreement is duly terminated pursuant to the terms hereof, Seller shall not enter into any binding agreements with any party other than Buyer relating to the sale, transfer or other disposition of the Property or any portion thereof.

Section 5 is deleted in its entirety and replaced as follows: Commencing on the Effective Date and through the term of this Agreement, Seller SHALL NOT market, advertise, or offer the Property for sale or lease, provided that, commencing on September 1, 2020 and on the first day of each subsequent month through the earlier of July 31, 2021 or Settlement, Buyer shall pay Seller Two Thousand Dollars ($2,000.00) per month, which amount shall be released from the Deposit, shall be nonrefundable and shall NOT to be credited to the Purchase Price.
