Maintenance Contract. At Landlord’s option, Tenant shall enter into a maintenance contract, in form and substance and with a firm reasonably satisfactory to Landlord, for the maintenance of the Improvements or portions thereof as designated by Landlord.

Maintenance Contract. Lessee shall, at its sole cost and expense, during the term of this Lease maintain a regularly scheduled preventative maintenance/service contract with a maintenance contractor for the servicing of all hot water, heating and air conditioning systems and equipment within the leased premises. The maintenance contractor and contract must be approved by Lessor, which approval shall not be unreasonably withheld and must include monthly servicing, replacement of filters, replacement or adjustment of drive belts, periodic lubrication and oil change and any other services suggested by the equipment manufacturer.
Maintenance Contract. Lessor may, as an Operating Expenses, during the term of this Lease maintain a regularly scheduled preventative maintenance/service contract on an annual basis with a maintenance contractor for the servicing of all general sprinkler systems, hot water, heating and air conditioning systems and equipment within or servicing the Building. Failure by Tenant to complete the necessary maintenance in such thirty (30) day period shall be a material Event of Default and Landlord shall have the right to cure such Event of Default pursuant to Section 13. Should the inspection demonstrate a lack of maintenance of the HVAC system, Tenant shall pay for the cost of such inspection. Thirty days before Tenant vacates the Premises, Landlord will have the HVAC equipment inspected by a qualified HVAC mechanic at Landlord's expense. If in the opinion of the HVAC mechanic, the equipment has not been properly maintained,/7// then Landlord may authorize necessary repairs to be made to the system. Such repairs will be deducted from the Tenant's security deposit. Tenant shall reimburse Landlord for any and all costs associated with such repairs which exceed the amount of any security deposit. The remainder of the security deposit, if any, shall be refunded to Tenant in accordance with the terms of the Lease.

Maintenance Contract. The Landlord pledges to sign an annual maintenance contract, for the HVAC system serving the Premises, with a recognized company agreed upon by the Landlord and Tenant. The contract shall be an all inclusive maintenance contract for ten (10) years at a cost of $19,920.00 plus HST (Canadian Funds). The Tenant shall reimburse the Landlord $85.10 for years 1-5 and $105.80 for years 6-10 per month applicable taxes included (Payable in Canadian Funds), such monthly reimbursements payable together with the monthly installments of Minimum Rent payable by Tenant hereunder.
