Lighting Plan. Every application for a Site Development Permit shall include a lighting plan, sealed by a Professional Engineer licensed in the State of North Carolina and with demonstrable expertise in lighting design and mitigation strategies, that shows existing and proposed lighting fixture types and locations, and indicating by isolux contour diagram and grid points the measured and calculated pre-development and post-development foot-candles at grade on property where lighting impacts are expected. The applications shall describe how lighting meets the goals of ‘dark skies’ lighting and complies with the lighting standards within the Agreement.
Lighting Plan. Prior to issuance by the City of any grading permit for the Property, Developer shall submit to the City Engineer and Delano Water, Light and Power Commission, and obtain the approval of the City Engineer and Delano Water, Light, and Power Commission of a final street lighting plan, which plan shall be consistent with Exhibit I of this Development Agreement, and all Plans referred to in Section 1 herein. This final plan shall include light pole and fixture design and location. Developer shall be responsible for the costs of all street light installation. All lighting shall comply with Section 51.03, Subd. D. 2 of the Delano Zoning Ordinance.
Lighting Plan. The Project Sponsor shall submit an exterior lighting plan to the Department prior to approval of the Architectural Addenda of the Building Permit Application for the MOB. The lighting in landscaped areas at ground floor (produced by direct outdoor lighting or direct/indirect indoor lighting) shall be sufficient to illuminate public sidewalks to minimum safety levels with the goal of reducing, or eliminating, to the maximum extent feasible, glare on neighboring properties. Lighting along Xxx Xxxx Avenue shall be consistent with the historic lighting specifications outlined in the Van Ness Area Plan. All other exterior lighting shall be downward directed to reduce light pollution; all interior lighting shall be consistent with the use of the building with the goal of minimizing light trespass from the building through the use of lighting orientation, dimming, and shielding. Unless prohibited by state, local or federal licensing or permitting agency, timers and/or sensors shall be used to shut off lighting in unoccupied areas of the building. For information about compliance, contact the Case Planner, Planning Department at 000-000-0000, xxx.xx-xxxxxxxx.xxx
Lighting Plan. The Applicant shall prepare a Lighting Plan showing the location, design and materials of all proposed exterior lights (permanent and construction period). The Plan shall demonstrate that exterior lighting will be designed, positioned, and controlled to direct light downward and minimize light or glare on adjacent properties, minimize intrusion into habitat areas and maintain consistent intensity throughout the Project area. Street and parking lot lighting shall be of low stature and of a full cutoff design or include opaque xxxxxxx to reduce illumination of the surrounding landscape. The Plan shall be reviewed and approved by the Board of Architectural Review and the Community Development Director prior to issuance of the first building permit for each component identified in the lighting plan. (MM 11)
Lighting Plan. Operator shall prepare a lighting plan with the purpose of demonstrating how Operator will mitigate lighting impacts beyond the Well Site. The plan will include provisions for installation of down cast lighting or some other form of lighting that mitigates light pollution and reduces spill-over onto adjacent properties; provided, however, that the Operator may still use lighting that is necessary for public and occupational safety and lighting as necessary for drilling and completion operations.
Lighting Plan. Prior to issuance of a Zoning Compliance Permit, the developer shall submit site plans, sealed by a Professional Engineer, for Town Manager approval, as well as other required documents to satisfy the lighting requirements of Section 5.11 of the Land Use Management Ordinance including: submission of a lighting plan; providing for adequate lighting on public sidewalks, including driveway crossings; and demonstrating compliance with Town standards. [LUMO 5.11]
Lighting Plan. Prior to issuance by the City of any grading permit for the Property, Developer shall submit to the City Engineer and DMU, and obtain the approval of the City Engineer and DMU of a final street lighting plan, which plan shall be consistent with Exhibit G of this Development Agreement, and shall include light pole and fixture design and location. Developer shall be responsible for the costs of all street light installation. All lighting shall comply with Section 51.03, Subd. D. 2 of the Delano Zoning Ordinance.
Lighting Plan. The Developer shall prepare a lighting plan for each sub-Phase of the Project and submit it to the Agency prior to approval of a sub-Phase. Outdoor lighting shall maintain a minimum required illumination, as determined appropriate by the Agency for all parking and pedestrian areas. In addition, the plan shall include details such as beam spreads andIor photometric calculation, location and type of fixtures, exterior colors, details on foundations, and arrangement of exterior lighting such that it does not create glare, hazardous interference on adjacent streets, or properties or result in spill light that would adversely impact sensitive receptors in the project area. MM AE-7a.4 Non-reflective Exterior Surfaces to Minimize Glare Impacts. The Project Applicant shall ensure that design of the proposed structures shall include the use of textured or other nonreflective exterior surfaces and nonreflective glass. Lighting Plan. If not already provided, 7-Eleven will provide a lighting site plan. 7-Eleven does not display neon lights of any kind at our stores, and we use our window signs and storefront banners to advertise value propositions and new product offerings. 7-Eleven will specifically agree that the “Brewhouse Cold Storage” sign at the North Avenue site will be removed and replaced by a tasteful 7-Eleven logo. 7-Eleven will submit all exterior signage plans to the Eastside Improvement District No. 2, Architectural Review Board for approval as required. Consistent with the above paragraph, 7-Eleven will remove the neon ATM sign currently located in the window of the Oakland Avenue store.
