Light Fixtures. (2) Piping that must be drainable, such as plumbing wastes, vents, short drain lines, steam and condensate, and refrigeration.
Light Fixtures. All fixtures shall be of a recessed nature and flush with the ceiling. All fixtures shall be subject to Landlord's approval, not to be unreasonably withheld.
Light Fixtures. Light fixtures with glass globes, fluorescent lenses, and/or fluorescent tubes shall be cleaned so that they are free of all dirt, dust, insects, and smears. If lights are out, the Contractor shall notify no site staff or the COR before end of shift.
Light Fixtures. No electrical fixtures shall be hung or otherwise installed in the Premises other than those supplied by or otherwise agreed to by Owner.
Light Fixtures clean globes, outlet covers and replace light bulbs.
Light Fixtures. The Landlord will have the exclusive right to install, repair, maintain, clean, revamp, and destaticize fluorescent fixtures within all common areas at reasonable rates.
Light Fixtures. One (1) 2’x 4’ lay–in fluorescent fixture with Prismatic lens will be provided for every seventy–five (75) square feet of leased area.
Light Fixtures. The Landlord shall clean and maintain the light fixtures provided by the Landlord in the Leased Premises, it being agreed by the Tenant that such cleaning and maintenance shall be performed exclusively by the Landlord or its contractors at the sole expense of the Tenant.
Light Fixtures. The Landlord warrants that any overhead lighting fixtures including fluorescent tubes shall be in good working condition at the time the Tenant commences initial occupancy of the demised premises and for one month thereafter. Subsequently, the Tenant shall be responsible, at its expense, for the replacement of tubes and/or ballasts. Tenant shall, at the end of tenancy, return to the Landlord all lighting fixtures with lamps and ballasts in good operating condition. In the event Tenant vacates the premises and repairs/replacements are required, Landlord shall bxxx Tenant for any and all work performed on the lighting fixtures to restore them to their original condition less normal wear and tear.
