Lessor’s Responsibilities. Lessor shall be responsible at its sole cost and expense for maintenance, repair, or replacement and upkeep of the following structures, facilities, systems, equipment, and fixtures, except for damage caused by Lessee and not considered “normal wear and tear”. For purposes of this Agreement, normal wear and tear shall be defined as the physical deterioration which occurs in the normal course of the use for which a property is intended, without negligence, carelessness, accident or abuse of the Premises.

Lessor’s Responsibilities. A. Lessor shall keep, or make appropriate arrangements to keep the public areas of the Terminal Building adequately and attractively equipped, furnished, and decorated, and clean and presentable. Lessor shall provide and supply in the public areas of the Terminal Building heat, electricity, light, power, wastewater disposal, water, and janitorial services (including rubbish removal from a central location). Interruptions of services shall not constitute a breach of this Agreement by Lessor, but Lessor shall use its best efforts to restore such service after such interruption.
Lessor’s Responsibilities. A. Lessor shall provide one accessible temporary restroom facility from approximately April 1 through November 30 annually.
