Lessor’s Responsibilities. The parties agree that LESSOR shall:

Lessor shall be responsible at its sole cost and expense for maintenance, repair, or replacement and upkeep of the following structures, facilities, systems, equipment, and fixtures, except for damage caused by Lessee and not considered “normal wear and tear”. For purposes of this Agreement, normal wear and tear shall be defined as the physical deterioration which occurs in the normal course of the use for which a property is intended, without negligence, carelessness, accident or abuse of the Premises.
Lessor’s Responsibilities. Lessor, at its own cost and expense, is responsible for all repairs and maintenance of the structural portions of the Demised Premises, the foundation, exterior walls, bearing walls, and roof structure.
Lessor’s Responsibilities. The Lessor assumes no responsibility for facility operations or maintenance, except as stated below.

Lessor’s Responsibilities. The Lessor shall be responsible for repairs to the roof and structure of the Leased Premises. The Lessor shall maintain the parking area and shall be responsible for snow removal from the parking area. The Lessor shall be responsible for maintenance of those parts of the building and the outside entry that are to be used in common by the Lessee and the Lessor.
Lessor’s Responsibilities. Lessor shall maintain the property in a habitable condition. Lessor shall be responsible for maintaining the HVAC, electric, and plumbing systems in good working order; however, any maintenance or repairs valued at less than $500.00 per occurrence shall be the responsibility of the Lessee. Lessor shall be responsible for mowing the premises.
Lessor’s Responsibilities. A. Lessor shall keep, or make appropriate arrangements to keep the public areas of the Terminal Building adequately and attractively equipped, furnished, and decorated, and clean and presentable. Lessor shall provide and supply in the public areas of the Terminal Building heat, electricity, light, power, wastewater disposal, water, and janitorial services (including rubbish removal from a central location). Interruptions of services shall not constitute a breach of this Agreement by Lessor, but Lessor shall use its best efforts to restore such service after such interruption.
Lessor’s Responsibilities. A. Lessor shall provide one accessible temporary restroom facility from approximately April 1 through November 30 annually. Should permanent restrooms be installed as an improvement, Lessor shall provide cleaning supplies and paper products. Lessor shall pump vaults at least once annually.
Lessor’s Responsibilities. In connection with this Lease, LESSOR shall be responsible to mow the grass areas around the golf practice range facility and to provide water for watering of the golf practice range facility at a direct-cost charge to the LESSEE provided, however, that in times of drought there may not be sufficient water. The LESSOR shall have not liability for this situation. Additionally, the LESSOR shall be responsible for maintaining the right away areas from the Park entrance area to the perimeter edges of the parking lot area of the practice range.
