Lessee Repairs. Except for the Hvac systems, which are the responsibility of Lessor to the extent set out in Paragraph 17.07 hereof, Lessee shall, at its sole cost and expense, maintain, repair and replace all other parts of the leased premises in good repair and condition, including, but not limited to, heating, ventilating and air conditioning systems, down spouts, fire sprinkler system, dock bumpers, lawn maintenance, pest control and extermination, trash pick-up and removal, and painting the building and exterior doors. Lessee shall repair and pay for any damage caused by any act or omission of Lessee or Lessee's agents, employees, invitees, licensees or visitors. If the leased premises are in a multi-occupancy building or project, Lessor reserves the right to perform, on behalf of Lessee, lawn maintenance, painting, trash pick-up and removal; Lessee agrees to pay Lessor, as additional rent, Lessee's pro rata share of the actual cost of such services within ten days from receipt of Lessor's invoice, or Lessor may by monthly invoice direct Lessee to prepay the estimated costs for the current calendar year, and such amount shall be adjusted annually. If the leased premises are served by rail, Lessee agrees, if requested by the railroad, to enter into a joint maintenance agreement with the railroad and bear its pro rata share of the cost of maintaining the railroad spur. If Lessee fails to make the repairs or replacements promptly as required herein, Lessor may, at its option, make the repairs and replacements and the actual cost of such repairs and replacements shall be charged to Lessee as additional rent and shall become due and payable by Lessee within ten days from receipt of Lessor's invoice. Costs incurred under this section are the total responsibility of Lessee and do not constitute operating expenses under section 2.02.

Lessee Repairs. Throughout the term of this Lease, Lessee, at its sole cost and expenses, shall keep, repair and maintain the Premises in good order and condition, and make all necessary subsequent repairs thereto. The term “repairs" shall include all replacements, renewals and betterments deemed necessary by SEPTA. All repairs made by Lessee shall be at least similar or equal in quality and class to the original work. In addition the Lessee shall assume responsibility for monitoring and maintaining smoke detectors located in the Premises.
Lessee Repairs. Lessee must comply will all applicable laws and shall endeavor to comply with Lessor’s adopted Green Building Standards.

Lessor may make emergency repairs without prior notice to Lessee.

Lessee Repairs. Lessee shall, at its sole cost and expense, maintain, repair and replace all non-structural and non-mechanical parts of the Leased Premises (to include the inside of the Leased Premises within the Building only) in good repair and condition, ordinary wear and tear and casualty excepted. Lessee is responsible for quarterly maintenance on all generators, air handlers, and any similar equipment and the payment for said maintenance. If Lessee fails to properly maintain equipment or make payment for maintenance, and fails to do so within thirty (30) days of Lessee’s receipt of written notice then Lessor, at its option, may cause the maintenance to be done or make the payment on Lessee’s behalf, and the cost thereof shall be charged to Lessee as additional Rent and shall be due and payable by Lessee within thirty (30) days from receipt of Lessor’s invoice. Lessee shall repair and pay for any damage caused by any act or omission of Lessee or Lessee’s agents, employees, invitees, Lessees or visitors. If Lessee fails to make the repairs as required herein, Lessor may, at its option, make the repairs and the cost of such repairs shall be charged to Lessee as additional Rent and shall become due and payable by Lessee within thirty (30) days from receipt of Lessor’s invoice.

Lessee shall maintain the heating, ventilating and air conditioning system at its sole cost an expense. Lessee shall keep the parking lot, grounds and Interior portions of the leased premises in a clean and orderly condition and shall maintain the parking lot, grounds and interior, non-structural portions of the leased premises in good condition and repair. Lessee shall keep the parking lots clear of ice and snow in a manner Lessee deems prudent. Lessee shall cause all lawns to be mowed and all landscaping to be properly maintained. If Lessee fails to make such repairs or replacements or perform such maintenance, within 15 days after notice from Lessor, Lessor may, at its option,, make the repairs or replacements or perform the maintenance, and the reasonable cost of such repairs, replacements or maintenance shall be charged to Lessee as additional rent and shall become payable by Lessee with the payment of the rent next due hereunder together with interest at the rate of 15% per annum.
