Common use of Lessee Indemnification Clause in Contracts

Lessee Indemnification. Lessee shall indemnify, defend, reimburse and hold Lessor, its partners, officers, members, agents, employees, lenders and each of their respective successors and assigns harmless from and against any and all loss of rents and/or damages, liabilities, judgments, claims, expenses, penalties and attorneys' and consultants' fees and costs arising out of or involving any Hazardous Substance that was not placed, deposited, spilled, or released by Lessor through its gross negligence or intentional misconduct. Lessee's obligations shall include, but not be limited to, the effects of any contamination or injury to person, property or the environment created or suffered by Lessee, and the cost of investigation, removal, remediation, restoration and/or abatement, and shall survive the expiration or termination of this Lease. To the extent that Lessee removes, or causes to be removed, any Hazardous Substance from the Premises, Lessee's Indemnification of Lessor under this Section 15.7(D) shall be extended to cover the off-site transportation and storage of such Hazardous Substances. Lessee's indemnity of Lessor, under this Section 15.7(D) shall survive the expiration or termination of this Lease.

Lessee's ’s obligations shall include, but not be limited to, the effects of any contamination or injury to person, property or the environment created or suffered by Lessee, and the cost of investigation, removal, remediation, restoration and/or abatement, and shall survive the expiration or termination of this Lease. To the extent that No termination, cancellation or release agreement entered into by Lessor and Lessee removes, or causes to be removed, any Hazardous Substance shall release Lessee from the Premises, Lessee's Indemnification of Lessor its obligations under this Section 15.7(D) shall be extended Lease with respect to cover Hazardous Substances, unless specifically so agreed by Lessor in writing at the off-site transportation and storage time of such Hazardous Substances. Lessee's indemnity of Lessor, under this Section 15.7(D) shall survive the expiration or termination of this Leaseagreement.
