Lease of Offices. St. Michaels agrees to lease to Delmarva approximately 511 square feet of office space in the St. Michaels Town Hall that, prior to this Lease, was used as the administrative offices of the Utilities Commission. Lease of this office space shall be for a period of two years beginning on the Effective Date of this Lease for a Monthly Rent of $250.00, payable in advance of the first day of each month of said two-year period. Lease of this office space shall include a license from St. Michaels to Delmarva and each of Delmarva’s employees, agents and contractors to freely use all of the common facilities in and about the Town Hall including, without limitation, the parking lot adjacent to the Town Hall. St. Michaels agrees that Delmarva shall have the right under this paragraph to conduct every part of Delmarva’s business that could normally be conducted in similar office space including, without limitation, meeting with customers and members of the general public. Delmarva agrees that any alterations in the physical layout of this office space made to accommodate Delmarva’s use of the space shall be at Delmarva’s expense. During the period this office space is leased to Delmarva and at no additional expense to Delmarva above the Monthly Rent, St. Michaels agrees to maintain the space and to provide Delmarva with electric, heat, water and sewage services. St. Michaels further agrees that the Monthly Rent provided for in this paragraph shall be the only payment due St. Michaels from Delmarva on account of this office space.
