LEASE DURATION. Every month thereafter, you must pay your rent, without any deductions, on or before the 1st day of each month; with a grace period of <<Grace Period Days>>. If you don't pay rent on time, you'll be delinquent and all remedies under this Lease Contract will be authorized. If a Rent payment has been returned unpaid for any reason, Landlord shall be entitled to demand that all sums pursuant to this Lease Contract be paid in certified funds. A charge of $35.00 plus «Tax Rate» % tax will apply for each occurrence where Owner/ Agent delivers to Resident any notice for any breach of this Lease Contract. Regardless of any notation on a payment, we reserve the right to apply funds in the order in which we see fit. (i.e. - oldest charges first). Additional charges for late fees, notice fees, returned check fees, etc are considered additional rent. LEASE DURATION. The term of this Agreement shall be for one (1) calendar year beginning , 201_. Upon the expiration of the initial one (1) year term of this Agreement, this Agreement may be extended for an additional one (1) year term, subject to the conditions for lease renewal set forth in the Rules and Regulations.

If a holdover occurs, then Lessor shall be entitled to all damages for the hold-over period plus any expenses incurred due to the breach of this condition of the Lease Agreement. An administrative fee of no less than one hundred $100 will be assessed to the Lessee's account if keys and possession are not returned on or before the date and time agreed upon in this lease or in signed addendum between Lessee(s) and Lessor. Damages may also include lost rent due to breach of lease for succeeding Lessee(s).
LEASE DURATION. 1° This lease is agreed for the length of time indicated in the special terms and conditions of the lease, and for a maximum of one year. Xxxxxxxx will only be agreed expressly, via the conclusion of a new lease. Otherwise, the lease will end at the expiration of the term set. It cannot be tacitly renewed for any reason whatsoever. If the lessee occupies the premises beyond the term agreed, they will be automatically, and without prior notice, required to pay the lessor compensation in the amount of one month of rent for every additional period of occupancy of 15 days, with every 15-day period of occupancy started being due in full.

LEASE DURATION. The terms of this tenancy shall commence on 01/01/2019 and end on 12/31/2019 , as the same may be extended as provided below (the "Term"). If this Lease is for a fixed term (and not month-to-month), Tenant may only terminate the Lease at the end of Term, as the same may be extended from time to time by the mutual consent of Tenant and Landlord, unless otherwise provided by Wisconsin law. Landlord may, in its sole discretion, offer to extent the Term on terms its will provide to Tenant in writing. If Tenant does not accept the terms in writing by executing an addendum to this Lease or a new lease, at Landlord's option, within 120 days (or such shorter period as Landlord consents to in writing) prior to the end of the Term, then the Term will not be extended and Landlord will commence to re-lease the Unit. If there are multiple persons as Tenant, and only some want to renew, the renewing persons should have the new proposed tenant(s) timely submit lease application(s) and co-signer agreement(s), if applicable, using the forms available at xxx.xxxxxxxxxxxxx.xxx and Landlord will determine if such new proposed tenant(s)meet its screening criteria for tenancy.
