LANDLORD'S SERVICES. Provided Tenant is not in default hereunder, ------------------- Landlord shall, at Landlord's expense, except as provided to the contrary in this Lease, furnish to Tenant the following services: (a) Subject to curtailment as required by governmental laws, rules or regulations, air conditioning and central heat, in season, at such temperatures and in such amounts as are deemed by Landlorn to be standard for first class office buildings in Austin, Texas, during normal Building hours, which are presently scheduled to be 7:00 a.m. through 6:00 p.m. on weekdays and 8:00 a.m. through 2:00 p.m. on Saturdays, exclusive of normal business holidays. Normal business holidays for purposes of this Lease shall include, without limitation New Year's Day, ▇▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇ Day, Good Friday, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, the Friday following Thanksgiving Day and Christmas Day. If in the case of any holiday described herein a different day shall be observed than the respective day described then the day which constitutes the day observed by national banks in Austin, Texas, on account of such holiday shall constitute the holiday under this Lease. (b) Janitorial services in the Premises and public portions of the Building for all days except Saturdays, Sundays, and normal business holidays. (c) Water at those points of supply provided for drinking, toilet, and lavatory purposes. (d) Normal and customary routine maintenance for all public, structural, and exterior portions of the Project according to Landlord's standards. (e) Electric lighting service for all public portions of the Project in the manner and to the extent deemed by Landlord to be in keeping with the standards of a first class office building in Austin, Texas. (f) Reasonably adequate, non-exclusive automatic passenger elevator service at all times for access to and egress from the Premises. Freight elevator service, in common with other tenants, shall be provided during reasonable business hours as prescribed by Landlord, exclusive of Saturdays, Sundays, and normal business holidays. (g) Electric energy that Tenant shall require for standard office equipment such as personal computers, typewriters, dictation machines, calculators, other machines of a similar low electrical consumption, and Building Standard (defined in Exhibit C attached hereto) lighting in the Premises. Without Landlord's prior written consent, Tenant shall not be entitled to employ lighting on the Premises that consumes electrical current in excess of Building Standard lighting nor utilize any office equipment that requires a voltage other than 120 volts single phase. (h) Building security to encourage compliance with the Rules and Regulations (defined in Section 15.09 hereof) and to limit after-hour access to the Building; provided, however, Landlord shall have no responsibility to prevent, and shall not be liable to Tenant for, liability or loss to Tenant, its agents, employees and visitors arising out of losses due to theft, burglary, or damage or injury to persons or property caused by persons having or gaining access to the Building or the Premises, unless caused by Landlord's negligence, and Tenant hereby releases Landlord from all liability relating thereto. (i) Window washing services for the outside portions of the Building at least one (1) time per calendar year. (j) Replacement of florescent light bulbs in any florescent light fixtures which are located in the Premises and which contain the Building Standard light bulbs (Paralux 3 tube Florescent Lighting).

Without Landlord's prior written consent, Tenant shall not be entitled to employ lighting on the Premises that consumes electrical current in excess of Building Standard lighting nor utilize any office equipment that consumes more than 0.5 kilowatts per hour at rated capacity or requires a voltage other than 120 volts single phase. (h) Building Bridgepoint Buildings security to encourage compliance with the Rules and Regulations (defined in Section 15.09 hereof) and to limit after-after- hour access to the Building; provided, however, Landlord shall have no responsibility to prevent, and shall not be liable to Tenant for, and shall be indemnified by Tenant against, liability or loss to Tenant, its agents, employees and visitors arising out of losses due to theft, burglary, or damage or injury to persons or property caused by persons having or gaining access to the Building Bridgepoint Buildings or the Premises, unless whether or not caused by Landlord's negligence, and Tenant hereby releases Landlord from all liability relating thereto; provided, however, Tenant shall not indemnify Landlord from Landlord's gross negligence or wilful misconduct. (i) Window washing services for the outside portions of the Building Bridgepoint Buildings at least one (1) time per calendar year. (j) Replacement of florescent light bulbs in any florescent light fixtures which are located in the Premises and which contain the Building Standard light bulbs (Paralux 3 tube Florescent Lighting).

(Normal Building hours will be 7:00 a.m. through 6:00 p.m. on weekdays and 8:00 a.m. through 2:00 12:00 p.m. on Saturdays, exclusive of normal business holidays. Normal business holidays for purposes of this Lease shall be the days reasonably designated as such by Landlord from time to time (but not more than nine days in any calendar year), which days may include, without limitation limitation, New Year's Day, ▇▇▇▇Mart▇▇ ▇▇▇▇▇▇ ▇▇▇▇ Day▇▇▇, Good Friday, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, the Friday following Thanksgiving Day and Christmas Day. Notwithstanding the foregoing, Landlord acknowledges that Tenant shall have approximately 1,000 square feet designated as "Veritas" space which shall have 24 hour a day, seven days a week air conditioning and central heat, in season, and such "Veritas" space shall be separately submetered and billed separately to Tenant. To the extent contemplated by the Drawings approved by Landlord and Tenant as described in Exhibit "C", an emergency power backup system may be installed for the "Veritas" space, and any such system will be maintained at the expense of Tenant throughout the Term. (b) Janitorial services in the Premises and public portions of the Building for all days except Saturdays, Sundays, and normal business holidays. (c) Water at those points of supply provided for drinking, toilet, and lavatory purposes. (d) Normal and customary routine maintenance maintenance, and any repairs required from time to time, for all public, structural, and exterior portions of the Project according to Landlord's standardsand for the HVAC and other Building systems. (e) Electric lighting service for all public portions of the Project in the manner and to the extent deemed by Landlord to be in keeping with the standards of a first class office building in Austin, TexasProject. (f) Reasonably adequate, non-exclusive automatic passenger elevator service at all times for access to and egress from the Premises. Freight elevator service, in common with other tenants, shall be provided during reasonable business hours as prescribed by Landlord, exclusive of Saturdays, Sundays, and normal business holidays. (g) Electric energy that Tenant shall require for standard normal office equipment such as personal computers, typewriters, dictation machines, calculators, personal computers, copying machines and other machines of a similar low electrical consumption, and Building Standard (defined in Exhibit C "C" attached hereto) lighting in the Premises. Without Landlord's prior written consent, Tenant shall not be entitled to employ lighting on the Premises that consumes electrical current in excess of Building Standard lighting nor utilize space heaters nor utilize any office equipment that requires a voltage of other than 120 volts single phasephase or an electric capacity greater than any limitations on capacity contemplated in the Drawings approved by Landlord and Tenant as described in Exhibit "C". (h) Building security to encourage compliance with the Rules and Regulations (defined in Section 15.09 hereof) and to limit after-hour access to the Building; provided, however, Landlord shall have no responsibility to prevent, and shall not be liable to Tenant for, and shall be indemnified by Tenant against, liability or loss to Tenant, its agents, employees and visitors arising out of losses due to theft, burglary, or damage or injury to persons or property caused by persons having or gaining access to the Building or the Premises, unless whether or not caused by Landlord's negligence, and Tenant hereby releases Landlord from all liability relating thereto. Landlord agrees to work with Tenant to develop such other mutually acceptable security programs to provide that the Premises can be accessed solely by Tenant after Tenant's normal business hours. (i) Window washing services for the outside portions of the Building at least one (1) time per calendar year. (j) Replacement Landlord will use reasonable efforts to cause a restaurant, deli or other retail food service provider and a health facility to open within a reasonable time after the Commencement Date at Bridgepoint Square and to remain open (or to be replaced) throughout the remainder of florescent light bulbs the Term. (k) Landlord will provide picnic tables for outdoor luncheon purposes at Bridgepoint Square, in any florescent light fixtures which are located in such locations as determined by Landlord. (l) For the Premises and which contain non-exclusive use of Tenant's employees, Landlord shall provide a basketball goal on top of the parking garage adjacent to the Building Standard light bulbs (Paralux 3 tube Florescent Lighting).or at another

Should the total actual electrical power usage of Tenant’s machines and equipment located in the Premises exceed (i) four (4) ▇▇▇▇▇ per square foot of net rentable area on full floors and (ii) 1.5 ▇▇▇▇▇ per square foot of net rentable area on multi-tenant floors and such power consumption necessitates installation by Landlord of additional electrical equipment in excess of Building standard, the same shall be installed, operated and maintained by Landlord, and Tenant shall reimburse Landlord for the actual and reasonable out-of-pocket costs for such installation, operation and maintenance. If the heat generated by the operation of Tenant’s electrical equipment requires air conditioning in excess of Building standard air conditioning, the same shall be installed, operated and maintained by Landlord, and Tenant shall reimburse Landlord for the actual and reasonable costs for such installation, operation and maintenance. In addition, Tenant may, at its expense, hook up its emergency lighting requirements (not to exceed one lumen per square foot per floor) and emergency exit lights to the Building emergency generator system. Landlord shall have the right to perform a load analysis of Tenant’s electrical equipment from time to time to determine Tenant’s compliance with this paragraph. (h) Building security to encourage compliance with the Rules and Regulations (defined in Section 15.09 hereof) and personnel and/or equipment to limit after-hour access to the BuildingBuilding at times other than during Normal Building Hours; provided, however, TENANT EXPRESSLY ACKNOWLEDGES AND AGREES THAT LANDLORD IS NOT WARRANTING THE EFFICACY OF ANY SUCH SECURITY PERSONNEL, SERVICE, PROCEDURES OR EQUIPMENT AND THAT TENANT IS NOT RELYING AND SHALL NOT HEREAFTER RELY ON ANY SUCH PERSONNEL SERVICE, PROCEDURES OR EQUIPMENT. (c) Water Restrooms and currently existing hot and cold water at those points of supply provided for general use of the tenants of the Building for drinking, toilet, and lavatory purposespurposes as well as for tenant break-rooms located within the Premises. (e) Electric lighting service for all public portions of the Building, the parking areas serving the Building, and the Project in the manner and to the extent deemed by Landlord to be in keeping with the standards of a similar first class office building buildings in Austin, Texas. (f) Reasonably adequate, nonNon-exclusive automatic passenger elevator service at all times for access to and egress from the Premises. Freight elevator service, in common with other tenants, shall be provided during reasonable business hours as prescribed by Landlord, but exclusive of Saturdays, Sundays, and normal business holidaysholidays unless previously consented to by Landlord, which consent will not be unreasonably withheld or delayed. (g) Electric energy that Tenant shall require for standard normal office equipment such as personal computers, typewriters, dictation machines, calculators, personal computers, servers, copying machines and other machines of a similar low electrical consumptionconsumption or as located in the Premises as of the Commencement Date, and Building Standard (defined in Exhibit C attached hereto) building standard fluorescent lighting in the PremisesPremises and Building. Without Landlord's prior written consent, Tenant shall not be entitled to employ (i) install additional lighting on the Premises that consumes electrical current in excess of Building Standard lighting nor building standard lighting, (ii) utilize space heaters, or (iii) utilize any additional office equipment that consumes more than 0.5 kilowatts per hour at rated capacity or requires a voltage of other than 120 volts single phasephase or an electric capacity greater than any limitations on capacity for the Building. (h) Building security to encourage compliance with the Rules and Regulations (defined in Section 15.09 hereof) and to limit after-hours access to the Building. (f) Reasonably adequate, nonNon-exclusive automatic passenger elevator service at all times for access to and egress from the Premises. Freight elevator service, in common with other tenants, shall be provided during reasonable business hours as prescribed by Landlord, exclusive of Saturdays, Sundays, and normal business holidays. (g) Electric energy that Tenant shall require for standard normal office equipment such as personal computers, typewriters, dictation machines, calculators, copiers, word processing equipment, personal computers, other machines of a similar low electrical consumption, and Building Standard (defined in Exhibit C attached hereto) lighting Lighting in the Premises. Without Landlord's prior written consent, Tenant shall not be entitled to employ lighting on the Premises that consumes electrical current in excess of Building Standard lighting nor utilize any office equipment that requires a voltage other than 120 volts single phase. (h) Building security to encourage compliance with the Rules and Regulations (defined in Section 15.09 hereof) and to limit after-hour access to the Building; provided, however, Landlord shall have no responsibility to prevent, and shall not be liable to Tenant for, liability or loss to Tenant, its agents, employees and visitors arising out of losses due to theft, burglary, or damage or injury to persons or property caused by persons having or gaining access to the Building or the Premises, unless caused by Landlord's negligence, and Tenant hereby releases Landlord from all liability relating thereto. (i) Window washing services for the outside portions of the Building at least one (1) time per calendar year. (j) Replacement of florescent fluorescent light bulbs in any florescent fluorescent light fixtures which are located in the Premises and which contain the Building Standard standard light bulbs fixture. (Paralux 3 tube Florescent Lighting)i) Landlord shall maintain the Project in substantially the same manner as buildings of similar size, location and quality are being maintained.
