Inspection and Entry by Landlord. Tenant acknowledges that Landlord shall have an absolute right to inspect the Premises for cleanliness or otherwise, to do all necessary or agreed repair, decorations, alterations or improvements, to supply necessary or agreed services, or to exhibit the Premises to prospective or actual purchasers, mortgagees, tenants, workmen or contractors, without liability, at any time after having given Tenant two (2) days written notice. of the intention to do so, without notice in the event of emergency, reasonable suspicion of illegal activity within the Premises, or if notice is not practical otherwise. THIS WILL BE STRICTLY ENFORCED.

Inspection and Entry by Landlord. (a) At reasonable hours and upon reasonable notice to Tenant, Tenant agrees to permit Landlord and Landlord’s agents, employees or other representatives to show the Demised Premises to any lessor under any underlying lease or ground lease or any mortgagee or any persons wishing to rent or purchase the same. Tenant agrees that on and after the ninth month next preceding the expiration of the term hereof, at reasonable hours and upon reasonable notice to Tenant, Landlord or Landlord’s agents, employees or other representatives shall have the right to show the Demised Premises to any prospective tenant or to place notices on the front of the Building or any part thereof, offering the Demised Premises for rent or for sale; and Tenant hereby agrees to permit the same to remain thereon without hindrance or molestation, provided that Landlord shall use its reasonable efforts to avoid any disruption to the business of Tenant or its use and enjoyment of the Demised Premises.

Inspection and Entry by Landlord. The Tenant at any time during the term shall permit inspection of the Leased Premises during reasonable hours after notice from Landlord by the Landlord or the Landlord's agents or representatives, and by or on behalf of prospective purchasers, and during the six months next preceding the expiration of this Lease shall permit inspection thereof by or on behalf of prospective tenants. The Tenant shall permit the Landlord to erect, use and maintain pipes and conduits in and through the Leased Premises. The Landlord shall have the right to change the arrangement and/or location of entrances or passageways, doors, and doorways, corridors, stairs, toilets or any of the other public parts of the building containing the Leased Premises, and after reasonable notice, to change the name, number or designation by which said building is commonly known. If at any time an entry shall be deemed necessary for protection of the property, or for making any repair or decorations, whether for the benefit of the Tenant or not, the Landlord or Landlord's agents may enter into the Leased Premises, and accomplish such purposes and make such repairs or decorations. The Tenant shall permit during the six months next preceding the expiration of this Lease, signs or notices indicating that the Leased Premises are 'to let' or 'for sale' to be posted and remain upon the Leased Premises. If the Landlord is required by any law, ordinance, regulation or order to make any structural alteration, change or addition in the building of which the Leased Premises are part, and to carry out which it is reasonably necessary to take some portion of the Leased Premises, the Landlord shall have the right to do so and the rent herein reserved shall thereafter be proportionately reduced and the Tenant shall not be entitled to any damages which may be occasioned thereby. If such structural alteration, change or addition shall so affect the Leased Premises as to make them substantially unusable for the purpose herein set forth, either the Landlord or the Tenant, may terminate this Lease on 30 days' written notice and effective upon the date set forth in such notice this Lease shall then cease and expire as if such date were the date herein fixed for the expiration of the term hereof.

Landlord agrees that it shall show the Premises in a manner so as to minimize interference with and disruption to Tenant and the conduct of Tenant’s business at the Premises.

Tenant acknowledges Landlord faces logistical challenges in managing property and serving the needs of Tenants given the fact Landlord does not maintain an office in Lexington—in light of such and notwithstanding the foregoing in this paragraph, Tenant agrees to allow Landlord to access Premises, without notice, immediately (defined as 50 square feet) beyond the front door of Premises for the purpose of delivering items to Tenant such as parking permits, boxed goods delivered by retailer (example: postal deliveries too large for mail box, shipments from Amazon, etc….)…….THIS WILL BE STRICTLY ENFORCED.
