HVAC Service. Tenant shall, at Tenant's own cost and expense, enter into a regularly scheduled preventative maintenance and service contract for all refrigeration, heating, ventilating, and air conditioning systems and equipment within the Demised Premises during the Lease Term. If Tenant fails to enter into such a service contract acceptable to Landlord, Landlord may do so on Tenant's behalf and Tenant agrees to pay Landlord the cost and expense thereof, plus a reasonable service charge, regularly upon demand.

HVAC Service. 4.4.1. Landlord, during Business Hours, shall furnish heat, ventilation and air conditioning ("HVAC") to the Premises as may be reasonably required (except as otherwise provided in this Lease and except for any special requirements of Tenant arising from its particular use of the Premises) for reasonably comfortable occupancy of the Premises.

HVAC Service. In accordance with, and subject to, the provisions of this Article, from and after the date Tenant first occupies the Premises for the conduct of business, Landlord shall furnish heat to the Premises (such heating service being herein referred to as the “Heating Service”), and air-conditioning to the Premises (such air-conditioning service being herein referred to as the “AC Service”). The Building heating, ventilation and air-conditioning systems and equipment, together with the other systems and equipment through which Landlord so supplies the Heating Service and the AC Service to the Premises are herein referred to as the “Building HVAC Systems,” and the air conditioning units that service the Premises, together with all related controls, fans, motors, drives, pumps and other facilities, equipment and machinery, are herein collectively referred to as the “Building HVAC Units.” Notwithstanding anything contained in this Lease which may be deemed to the contrary, all work (other than as existing in the Premises as of the Commencement Date) required to distribute the heating, ventilation and air-conditioning within the Premises, including the installation and distribution of ductwork and other equipment, shall be performed by Tenant, at its sole cost and expense, as part of Tenant’s Work.
HVAC Service. It is intended that there be installed for service to the Premises certain dedicated HVAC equipment which will exclusively serve the Premises, and that Tenant therefore have thermostatic control over the HVAC systems serving the Premises at all times (e.g., the ability to operate the HVAC systems serving the Premises at such temperature levels, and at such times, as Tenant deems appropriate, provided (a) Tenant runs such HVAC systems at such intervals as are necessary to prevent freezing of pipes or other unusual damage to the Premises during the winter or other waste to the Premises, and to prevent unusual wear or damage to components of the HVAC system, (b) Tenant complies with any and applicable laws, regulations or ordinances which may regulate energy consumption and/or the temperature at which the Premises is maintained, and (c) Tenant shall be directly responsible for all scheduled maintenance, repairs and/or replacements required to be made to the HVAC system serving the Premises.
HVAC Service. In Section 9.02, the reference to “during weekdays at other than Normal Business Hours, on Saturdays, Sundays, and Holidays” with “other than Normal Business Hours”.

If Tenaxx xxxls to enter into such a service contract reasonably acceptable to Landlord, after notice and 30-days opportunity to cure, Landlord may do so on Tenaxx'x xehalf and Tenaxx xxxees to pay Landlord the cost and expense thereof, plus a reasonable service charge, regularly upon demand.
HVAC Service. Subject to Section 10.3 below, throughout the ------------ Term and any Extended Term(s), on Mondays through Fridays (excluding federal holidays) from 8:00 a.m. to 6:00 p.m. (and at other times for an additional charge to be fixed by Landlord), Landlord shall provide heating, ventilating and air conditioning ("HVAC") services to the Premises sufficient in Landlord's reasonable judgment for the comfortable occupancy of the Premises for general office purposes, subject to any governmental requirements or standards relating to energy conservation or rationing. Upon Tenant's request and for an additional charge to be fixed by Landlord, Landlord shall make available at Tenant's sole cost and expense above-standard and/or after-hours HVAC services; provided, however, that if at any time during the Term or any Extended Term Landlord, in Landlord's sole discretion, is providing 24-hour HVAC service to its own operation on the ground floor of the 0000 Xxxxxxx xxxxxxxx, Landlord shall provide after-hours HVAC service (but not above standard HVAC service) to Tenant at no additional cost to Tenant. Any minimum time for use of above-standard and/or after hours HVAC services, any minimum area of the Premises required to be serviced in order to provide above-standard and/or after hours HVAC services to the Premises, and the cost thereof shall be determined by Landlord and confirmed in writing to Tenant as the same may change from time to time. The expense for such above-standard and/or after-hours HVAC services shall be based on Landlord's actual cost therefor (plus a reasonable administrative fee), shall be billed to Tenant monthly as Additional Rent and shall be payable by Tenant within ten (10) business days of receipt of Landlord's invoice therefor.
HVAC Service. The HVAC System serving the Premises shall have the capability to provide a thermal environment to satisfy the following conditions: Cooling Season: Maintain room conditions of 76 F. dry bulb and 55% relative humidity when the coincident outside conditions do not exceed 91 F. dry bulb and 73 F. wet bulb. Heating Season: Maintain room conditions of 72 F. dry bulb when the outside air temperature is not less than 9 F. dry bulb. The above conditions shall be maintained, based on the following:
