Ground Lease Coverage Ratio Sample Clauses

Ground Lease Coverage Ratio. “Ground Lease Coverage Ratio” shall mean the ratio, calculated quarterly (or at such time otherwise identified in this Lease), of (i) the Property Portfolio’s NOI for the previous twelve (12) month period to (ii) the Fixed Annual Rent for the same twelve (12) month period. If, as of the date of calculation of the Ground Lease Coverage Ratio, any portion of the twelve month period used for such calculation occurred prior to the Commencement Date then (a) NOI for any period prior the Commencement Date shall be based on Tenant’s or Tenant’s Affiliates operations of the Property Portfolio prior this Lease, as evidenced by certified historical financial records delivered by Tenant to Landlord and (b) the Fixed Annual Rent for any period prior to the Commencement Date shall be deemed to equal the Fixed Annual Rent payable during the first year of the Term.

  • Debt Service Coverage Ratio Not permit the Debt Service Coverage Ratio on the last day of each Fiscal Quarter to be less than 3.50 to 1.00.
