At all times operate Borrower's business in strict compliance with all applicable Federal, State, and local laws, ordinances and regulations, and refrain from and prevent Borrower's partners, owners, directors, officers, employees and agents from engaging in any civil or criminal activity proscribed by Federal, State or local law.
