General Approach. The parties will strive to achieve on-going performance improvement. They will follow a proactive, collaborative and responsive approach to performance management and improvement. Either party may request a meeting at any time. The parties will use their best efforts to meet as soon as possible following a request.

General Approach. The ACP States shall determine the development principles, strategies and models of their economies and societies in all sovereignty. They shall establish, with the Community, the cooperation programmes provided for under this Agreement. However, the parties recognise the complementary role of and potential for contributions by non-State actors, ACP national parliaments and local decentralised authorities to the development process, particularly at the national and regional levels. To this end, under the conditions laid down in this Agreement, non-State actors, ACP national parliaments and local decentralised authorities, shall, where appropriate: – be informed and involved in consultation on cooperation policies and strategies, on priorities for cooperation especially in areas that concern or directly affect them, and on the political dialogue; – be provided with capacity-building support in critical areas in order to reinforce the capabilities of these actors, particularly as regards organisation and representation, and the establishment of consultation mechanisms including channels of communication and dialogue, and to promote strategic alliances. General Approach. With the exception of “protects”, as set out above, lay-offs shall be in order of seniority within the disciplines. The Company recognizes its enhanced obligation to employees who have served for extended periods. Pursuant to this enhanced obligation, employees with at least twenty (20) years of service with the Company will be entitled to up to six (6) months training (formal and/or informal) to allow them to displace more junior employees whom they would not otherwise be qualified to displace. The training will be provided in the discipline determined by the Company, in consultation with the employee. If an employee chooses not to be trained, they will be subject to lay- off. The Joint Lay-off Committee will review all such cases. The Parties recognize that employees are deemed proficient in one discipline in accordance with the Discipline Inventory System. For clarity, it is understood that an employee selected for layoff from the Company shall not have the right to displace another employee outside of their recognized discipline.

Major demolition activities, including placement of equipment, shall be confined to areas where soils have been previously disturbed by activities, such as site development, construction, surface grading, landscaping, utility trenching, etc. The applicant shall identify areas of obvious soil disturbance and direct their contractor to work within these areas.
General Approach. The general approach taken in this model lease is to specify exactly what is to be put on the building in question – typically a cell (or wireless internet) antenna – such that the property owner’s reasonable expectations are met, with changes only allowed with the owner’s written approval. Thus the model lease specifies that the antennas can only be used for cellular (or wireless internet) service and requires that the antennas and equipment enclosure comply with the engineering drawings that are to be attached to the lease as Exhibit B, as well as any photo simulations of the antennas in place (Exhibit D to the lease) that have been provided. This helps prevent the property owner from being told that the antennas will be of a certain type, shape, and color so as to blend with the existing building and be unobtrusive antennas and ending up with something different.
