Gas and Electricity. Tenant shall arrange, at its sole cost and expense and in its own name, for the supply of gas and electricity to the Leased Premises. You must provide us with meter readings by sending photos of the gas and electricity meter to xxxxxxxxx@xxxxxxx.xxx, when you move in to the property, and at least once every 3 months. From time to time, we may request that you provide us with a meter reading for the utilities (gas/ electric) at the property. When requested, you should provide these at your earliest convenience, and in any case within 7 days of the request being made. If you do not provide a meter reading in that time, a charge of £60 will be applied (split between all of the current tenants) to cover the cost of sending someone to take a meter reading. Fair Usage Policy There are allowances below to limit the amount of energy and water that you can use when bills are included within your rent. The allowances are generous but it is important that you and the other tenants in your home are sensible with your energy and water usage throughout your entire tenancy agreement. If you go over the allowances, you will be charged for the additional usage. Additional energy charges may be applied as one-off payments through GoCardless during your tenancy, or from your damages deposit at the end of your tenancy. Excess uses charges will be applied in any months where the utility provider’s bill shows an amount in excess of the monthly allowance, and allowances will not be rolled from month to month. Gas and Electricity. 13.1.1 The occupancy date will be the date of turnover of all gas and electricity xxxxxxxx to the Owner. The Contractor shall notify the gas and electricity suppliers and the Owner in writing as to the date of billing turnover at least 45 calendar days prior to such date.

Any amount consumed in excess of the KWH Monthly Allowance will be billed and paid by the Tenant at the current rate as determined by the annual utility review.

Landlord shall provide meter numbers for the Leased Premises ten days prior to the Commencement Date. If Landlord is billed by the Suppliers for any Utilities which are not separately metered or assessed or which are only partially separately metered or assessed and which are used by Tenant in common with other tenants or occupants of the Shopping Center, Tenant will pay to Landlord, on demand, Xxxxxx's share of the charges and fees billed to Landlord for such Utilities allocated by Landlord to the Premises on an equitable basis, having regard to hours of usage, square footage, connected load and other factors conforming to good engineering practice, together with any professional or consulting fees and other costs incurred by Landlord in making such allocation.
Gas and Electricity. Tenant shall pay to Landlord as Additional Rent hereunder for gas and electricity provided to the Leased Premises an amount equal to Tenant's Pro Rata Share of Landlord's aggregate cost to provide gas and electricity to the Building. Landlord has the right to reasonably estimate the gas and electricity charges to be incurred at the Building during each year of the Term and to charge Tenant its proportionate share of such estimate each month during the lease year, with an annual reconciliation of the amounts so paid by Tenant to be prepared by Landlord and furnished to Tenant as soon as reasonably practical following the end of each calendar year during the term but in any event by May 15 of the following year. If Tenant shall have paid for any lease year an amount in excess of its proportionate share of the actual gas and electricity service charges for such period, Landlord shall credit the amount overpaid against Tenant's next payments for gas and electricity service, and if Tenant shall have paid for any lease year an amount less than the actual charges for such period, Tenant shall pay the difference to Landlord within thirty (30) days after receipt of an invoice therefor. If the amount overpaid by Tenant exceeds the amount of gas and electricity service charges estimated by Landlord to be payable by Tenant during the balance of the Term, then Landlord shall pay the difference to Tenant within thirty (30 days following the delivery of the reconciliation to Tenant.
