Garbage and Refuse Disposal. No lot shall be used or maintained as a dumping ground for rubbish. Trash, garbage, or other waste shall not be kept except in sanitary containers. All incinerators or other equipment for the storage or disposal of such materials shall be kept in a clean and sanitary condition.
Garbage and Refuse Disposal. No Proprietor or his tenant shall throw or allow to fall or permit to be thrown any materials or substance whatsoever out of or from the balcony, window or other part of any Strata Lot onto another Strata Lot or the common property or any part thereof but shall only dispose of refuse via garbage receptacles provided throughout the strata buildings on each floor. The common property shall be kept free and clear of rubbish, debris and other unsightly materials. No garbage or containers shall be placed or left outside the door of any unit on a strata lot. Trash must be placed in tightly sealed plastic or other approved trash bags, which must be deposited in designated garbage receptacles as identified by the Hotel Manager or Residential Manager, as applicable. No Proprietor, his tenants or visitors shall place garbage containers anywhere on the common property other than in the receptacles and at the places provided.

All equipment for the storage or disposal of such materials shall be kept in a clean and sanitary condition, and shall be screened from view of neighboring Units, Common Areas and streets. No toxic or hazardous materials shall be disposed of within the Project by dumping in the garbage containers or down the drains, or otherwise. The Association shall be responsible for removal of garbage from the central pick-up points by appropriate contractors or agencies.

The community shall not contain dumpsters or other forms of general or common trash accumulation except to facilitate development and house construction or repair. All equipment for storage or disposal of such materials shall be kept clean and shall not be stored on any Lot in open public view. No rubbish, garbage or other waste shall be allowed to accumulate on any Lot. No homeowner or occupant of a Lot shall burn or bury any garbage or refuse. No trash or refuse of any kind shall be dumped in or on any pond or common area of the Subdivision.

Trash, garbage, and other waste shall be kept only in sanitary containers, which shall be kept in a clean and sanitary condition, kept inside the garage or other suitable interior areas, except when out for pick-up. The only exception is at the Clubhouse, where such containers must be screened from view from neighboring residences, and the interior roadways. Trash and recycle bins shall not be put on the curb for pick-up prior to 6 p.m. the night before the scheduled pick-up. All trash and recycle bins shall be removed by 7 p.m. in the evening of the scheduled pick-up.

Except for the Developer’s building materials during the course of construction or repair by the Developer, no lumber, metals, bulk materials, rubbish, refuse, garbage, trash or other waste material shall be kept, stored, or allowed to accumulate outdoors on any Lot except in sanitary containers and screened from adjacent and surrounding property. Such containers may be placed in the open within 24 hours of a scheduled pick-up, at such place on the Lot as to provide access to persons making such pick-up.

Construction dumpsters are for construction dumping only. Dumping of household items is not permitted and may be subject to fine.

Any and all equipment, air conditioner condensers, woodpiles, refuse or storage piles on any lot, whether temporary or permanent, shall be walled in to conceal the same from the view of neighboring Lots, roads, or Common Areas, with the plans for any such concealing walls being approved by the Architectural Committee. Owners must remove all garbage cans from their collection point at the street within twenty-four (24) hours of garbage pick- up. Garbage cans must be placed out of view as much as possible. Owners must provide either a dumpster or trash receptacle to contain construction debris on each Lot. In the event any Owners fails to provide a dumpster or trash receptacle, the Architectural Committee and the Association shall have the right to clean the Lot and charge the costs to the Owner.
