First Expansion Premises. (a) Base Rent for the area of the Premises which comprises the First Expansion Space shall commence on October 7, 2014, and shall be due and payable to Landlord by Tenant in monthly installments of $2,398.42 (based on an annual rental amount of $17.00 per square foot) on October 7, 2014, and continuing on the first (1st) day of each month thereafter through February 2016.

First Expansion Premises. From and after the First Expansion Premises Commencement Date, Tenant shall pay Base Rent with respect to the First Expansion Premises, on a per-rentable-square-foot basis, using the applicable monthly rates set forth in the rent schedule contained in Section 5(d) below.
First Expansion Premises. Effective as of the Substantial Completion of the First Expansion Premises Work (as hereinafter defined) (the “First Expansion Date”), Tenant hereby leases from Landlord, and Landlord hereby leases to Tenant, the First Expansion Premises. First Expansion Premises. Effective on the full execution and delivery of this First Amendment by Landlord and Tenant (the “First Expansion Effective Date”), the Premises, as defined in the Lease, are increased by the addition of the First Expansion Premises and, except as otherwise specifically provided in this First Amendment, from and after the First Expansion Effective Date, the Original Premises and the First Expansion Premises, shall be deemed the “Premises” for all purposes under the Lease.
First Expansion Premises. The terms of this EXHIBIT D shall apply to the First Expansion Premises and all references to the Commencement Date in this Exhibit as it pertains to the First Expansion Premises shall refer to the First Expansion Premises Commencement Date as set forth in Article XXIV of the Lease.
