Fire Stairs Sample Clauses

Fire Stairs. To the extent permitted by law, Tenant may use the Building’s fire stairs connecting multiple floors of the Premises as convenience stairs for inter-floor access within the Premises. At no cost to Landlord, Landlord agrees to use reasonable commercial efforts to assist Tenant obtaining any necessary permits and authorizations to use the Building’s fire stairs. To the extent permitted by law and provided that Landlord is given access, Tenant may install an internal key card system as part of this right at Tenant’s expense provided, Tenant may use the Construction Allowance set forth in Exhibit B-1 attached hereto to pay for such expenses. Landlord may require that any key card system so installed by Tenant be compliant, compatible, and installed in a coordinated manner with Landlord’s fire and security systems, including giving the main Building system the ability to lock or unlock the doors in the event of an emergency or test. Tenant must comply with Exhibit B-1 or Section 9 of the Lease in connection with any alterations or improvements that Tenant desires to install in the fire stairs including, without limitation, installation of any key card system. Tenant shall be solely responsible for all costs associated with Tenant’s system and any necessary modifications to the Building security system to accommodate Tenant’s system provided, Tenant may use the Construction Allowance set forth in Exhibit B-1 attached hereto to pay for such expenses. The parties intend that Tenant will be able to use Tenant’s security system and the Building security system in such a manner that Landlord and Tenant (and their respective employees and others who have authorized access to the Premises) shall each only be required to carry one (1) security keycard (as opposed to a building card and a premises card) for access to the Building and the Premises and Landlord and Tenant shall work together and use commercially reasonable efforts to achieve this goal in the most cost-effective manner possible, provided that Landlord shall not be required to replace the Building’s system or incur any expense and further provided that no other tenant of the Building shall be impacted or burdened. Tenant’s improvements in the fire stairs must comply with code and Tenant shall indemnify and hold Landlord harmless from any loss, cost, expense, damage or liability incurred by Landlord as a result of Tenant’s modifications to the fire stairwells. Fire Stairs. Tenant shall have the right, subject to applicable laws, to use the fire stairs connecting the floors of the Premises for the regular travel of employees between such floors. Tenant shall have the right to have such fire stairs, and the door(s) access such fire stairs on each floor of the Premises, monitored and accessed by a security system installed by Tenant pursuant to Article 7 of the Lease, below. Tenant hereby acknowledges that such use of the fire stairs may not currently be allowed by applicable laws.
Fire Stairs. Tenant shall have the right to use the fire stairs connecting the floors of the Premises as convenience stairs. Subject to Landlord’s approval of the applicable plans for the system, Tenant shall have the right to install an internal security system, which system can tie into a relay system that is tied to the Building’s security and fire alarm systems.
Fire Stairs. Landlord hereby agrees that Landlord shall not prohibit Tenant from using the fire stairs between the ground floor of the Building and the Premises and between contiguous floors of the Premises for the regular travel of employees between such floors, except to the extent Landlord is otherwise ordered by a governmental entity having jurisdiction over the Premises to so prohibit Tenant from such use. Tenant shall have the right to have such fire stairs, and the door(s) to access such fire stairs on each floor of the Premises, monitored and accessed by Tenant's Card Key Access System installed by Tenant pursuant to Section 6 of this Third Amendment. Landlord hereby makes no representation to Tenant as to whether or not the use of the fire stairs between contiguous floors of the Premises for the regular travel of employees between such floors is allowed under Applicable Laws. In addition, Landlord will keep the door providing access from the exterior of the Building to the fire doors located nearest to Tenant's elevators locked and alarmed. 13.
Fire Stairs. The parties hereto agree that as of the date hereof, the second (2nd) Floor of the Building is not currently, and shall not hereafter be designated, as a "re-entry” floor, unless and to the extent required by a change in applicable Legal Requirements. Tenant shall have the non-exclusive right to use the existing egress stairs as shown on Exhibit D annexed hereto (the “Fire Stairs”) for the sole purpose of ingress and egress from the second (2nd) floor of the Building on which the Demised Premises are located, at no additional charge to Tenant, provided that: (1) Landlord makes no representation or warranty that any of the Fire Stairs are in compliance with laws and/or sufficient or adequate for Tenants’ Initial Uses and/or any other Lawful Use, and, except as expressly hereinafter provided, under no circumstances shall Landlord be obligated to make any changes, upgrades or other alterations to any of the Fire Stairs in connection with Tenant’s use or occupancy of the Demised Premises (including, without limitation, in connection with Temporary Occupancy Permit and/or the Final Occupancy Permit); (2) such use shall be permitted by, and at all times in accordance with, all applicable laws; (3) Tenant shall comply with all of Landlord’s reasonable rules and regulations which may be adopted from time to time with respect thereto; (4) Tenant shall not prop or block open the doors from the Demised Premises to the Fire Stairs; (5) Tenant shall not store or place anything in the Fire Stairs, or otherwise impede ingress thereto or egress therefrom; (6) Tenant shall not permit or suffer any of its agents, servants, employees, contractors, licensees or invitees to use any portion of the Fire Stairs other than for ingress and egress between the floors of the Building on which the Demised Premises are located, except in the event of a fire or other emergency, and shall be responsible for ensuring that its agents, servants, employees, contractors, licensees or invitees do not use the Fire Stairs for loitering or any purpose other than ingress and egress between the floors of the Building on which the Demised Premises are located, and use in the event of a fire or other emergency; (7) Tenant, at its sole cost and expense (and which shall be included as part of the Proposed Plans) prohibit access from the Demised Premises to other areas of the Building (such as, for example purposes only, installing a so-called “caged door” system); (8) Tenant shall leave the interior pus...
Fire Stairs. Subject to the provisions of this Lease and applicable Requirements, Tenant shall have the non-exclusive right to use the Building’s fire stairs for walking between its contiguous full floors in order to obtain access to the Premises. In using said stairs, Tenant shall comply with the terms of this Lease as well as any applicable Requirements. Tenant, at its sole cost and expense, shall have the right to upgrade lighting and finishes in the fire stairway subject to Landlord’s prior approval, which approval shall not be unreasonably withheld, delayed or conditioned. Landlord shall maintain the fire stair doors and ensure compliance of the fire stairs with applicable Requirements at Landlord’s cost and expense (which shall be part of Operating Expenses). Tenant shall have the right, at Tenant’s sole cost and expense, to install security access system between the fire stairs and any Tenant-exclusive floors in the Building, provided that Tenant obtains any necessary approvals, and operates and maintains such security system, in accordance with applicable Requirements.

Fire Stairs. Tenant shall have the non-exclusive right, subject to Applicable Laws, to use the fire stairs connecting the floors of the Premises solely for the regular travel of employees between such floors. Tenant shall not make any improvements to such fire stairs; provided, however, Tenant shall have the right to have such fire stairs, and the door(s) access such fire stairs on each floor of the Premises, monitored and accessed by a security system installed by Tenant pursuant to Article 8 of this Lease. Tenant’s use of such fire stairs shall be limited solely to the ingress and egress by Tenant’s employees of the floors of the Building upon which the Premises is located. Tenant hereby acknowledges that such use of the fire stairs may not currently be allowed by Applicable Laws.
Fire Stairs. Tenant shall have the right, subject to Landlord’s approval, which shall not be unreasonably withheld, to utilize the fire stairs for travel between floors occupied by Tenant, so long as such use is code complaint. Tenant may securitize the stairwell and make cosmetic alterations to the fire stairs, so long as such alterations are code complaint, and subject to receipt of Landlord’s prior written consent.
Fire Stairs. Tenant shall have the right to use the internal stair cases and internal fire-stairs in the Building for travel between the floors in the Premises, subject to any applicable governmental law, regulation or code related restriction. Tenant shall be responsible for any and all costs in connection with the installation of access code key pads on each floor and all code related expenses if any.
