Fines Etc. Every fine, penalty, cost and interest payment --------- which may be added for nonpayment or late payment of any amounts which Lessee is required to pay pursuant to this Lease shall also constitute Additional Rent. If Lessee fails to pay any Additional Rent when due, Lessor shall have all rights, powers and remedies with respect thereto as are provided herein or by law in the case of nonpayment of Base Rent.
