Final Documents. The Construction Manager shall review and monitor all as-built drawings, maintenance and operations manuals, and other closeout documents to be sure that all required documents meeting contract requirements are provided, and shall secure and transmit to the District those documents and all required guarantees, keys, manuals, record drawings, and daily logs. The Construction Manager shall also forward all documents and plans to the District upon completion of the project and ensure all such plans and documents are well organized for any appropriate audit or review of the project.

Following completion of the Tenant Improvements, Tenant shall (a) obtain and deliver to Landlord a copy of the certificate of occupancy for the Tenant Improvements from the governmental agency having jurisdiction thereof; (b) promptly cause a notice of completion to be validly recorded for the Tenant Improvements; (c) furnish Landlord with unconditional waivers of lien in statutory form from all parties performing labor and/or supplying equipment and/or materials in connection with the Tenant Improvements, including Tenant’s architect(s); (d) deliver to Landlord a certificate of Tenant’s architect(s) certifying completion of the Tenant Improvements in substantial accordance with the Construction Drawings; (e) deliver to Landlord a certificate of Tenant’s contractor(s) certifying completion of the Tenant Improvements in substantial accordance with the Construction Drawings; (f) deliver to Landlord a full set of reproducible as-built drawings (signed and dated by the contractor and each responsible subcontractor) for the Tenant Improvements; and (g) Tenant shall deliver to Landlord copies of all written construction and equipment warranties and manuals related to the Tenant Improvements.

Within ninety (90) days after the occurrence of the first to occur of Provisional Acceptance, Interim Acceptance and Final Acceptance of the Facility, Contractor shall furnish Owner with the "as built" design documents listed in Appendix P hereto, in form and substance reasonably satisfactory to Owner, reflecting the Facility as actually constructed, including without limitation an "as built" survey illustrating the boundaries of the Facility Site, and the established building setback lines, if any.

Within 60 days after the Partial Acceptance, the Design-Build Contractor shall furnish IFA final hard copy documentation which shall include, but not be limited to, as-built plans, two copies of as-built plans for traffic signals, engineering reports, design calculations, shop plans, working drawings. Design calculations shall be provided for all bridge structures, earth retaining structures, roadside safety requirements, drainage structures, sign structures and all other items requested by IFA. The final documentation shall include a final list of all items meeting the requirements previously described herein, except that the quantity for each item shall be the final as-built quantity. The final item list shall be submitted in CES format, by Designation Number, with quantity calculations for each item. IFA will prepare the Final Construction Record, which will incorporate the above information along with inspection and test results collected by IFA. The Design-Build Contractor shall submit final documentation for completed work to the IFA onsite personnel for review and concurrence as the work progresses. The final hard copy documentation shall be submitted as one complete package following completion of all construction activity and shall be certified by a professional engineer. All information requested shall be submitted on a CD or DVD to both INDOT Central Office and INDOT Greenfield District.
