Facility Operation and Management. The Tenant shall have the responsibility for the costs of management, operation, repairs, maintenance and administration of the leased facility in accordance with and subject to the terms and conditions during the term of the Agreement and unless and except to the extent otherwise determined by the HRM in writing to the Tenant. The Tenant shall perform its duties and exercise the powers and authority set out in this Agreement in a competent, efficient and economical manner and in accordance with the terms of this Agreement, subject to the directions from time to time from HRM. The leased facility shall be maintained in a clean and safe condition subject to inspection by HRM.
