Expansion Premises Base Rent. Commencing as of May 1, 2021 (the “Expansion Premises Rent Commencement Date”), Tenant shall pay Base Rent for the Expansion Premises at a rate equal to Fifty-Seven and 73/100 Dollars ($57.73) per square foot of Rentable Area per year (the “Expansion Premises Base Rent”) in accordance with Article 7 of the Existing Lease. The Expansion Premises Base Rent shall be subject to an annual upward adjustment of three percent (3%) of the then-current Expansion Premises Base Rent, with the first such adjustment becoming effective on the first anniversary of the Expansion Premises Rent Commencement Date, and subsequent adjustments becoming effective on every successive annual anniversary of the Expansion Premises Rent Commencement Date for so long as the Lease continues in effect.

For the avoidance of doubt, Tenant shall continue to pay Rent for the Original Premises as set forth in the Original Lease during the Abatement Period. In the event of a default beyond applicable notice and cure periods by Tenant under the terms of the Lease, then in an addition to all remedies available to Landlord, Landlord shall be entitled to the recovery of the unamortized portion of the Rent that was abated under the provisions of this Section.
