Electricity and Other Utilities. In addition to the payments prescribed under Section 5.01 of this Lease, Lessee shall pay for its own telephone lines and service, electrical service (including electrical service to the Tower used by Lessee as measured by a separate electrical meter at Lessee's expense). Lessor shall pay for the electrical service to the Tower for the Tower lighting.

Electricity and Other Utilities. (a) The Landlord will provide and permit the Tenant to use the electricity, domestic water, sewage disposal and other utility services serving the Building in such quantities as the Landlord, from time to time determines to constitute normal use for tenants in the Building. The Tenant shall not overload the capacity of any such service. The Tenant shall not bring onto the Premises any installations, appliances or business machines which are likely to consume significant amounts of electricity or other utilities or which require special venting without the prior written consent of the Landlord. The Tenant shall not engage any Person to provide any utility service to the Premises.
Electricity and Other Utilities. 9.2.1 The Landlord will, subject to interruptions beyond its control, provide the Tenant electricity, water, sewage disposal and other utility services serving the Development. Such service will be provided in such quantities required for normal use for office tenants in the Building and shall be charged to the Tenant as Additional Rent. Electricity and Other Utilities. (a) The Sub-Tenant's use of electricity in the Leased Premises shall be for the operation during normal business hours of lighting and normal business machines, electrical fixtures such as typewriters and other small ofce machines and lamps, and shall not at any time exceed the capacity of any of the electrical conductors and equipment in or otherwise serving the Leased Premises. In order to ensure that such capacity is not exceeded, and to even the possible adverse effect upon the Building's electrical service, the Sub-Tenant shall not, without the Sub-Landlord's prior written consent in each instance, connect any additional fixtures, appliances or equipment (other than normal office electrical fixtures, lamps, typewriters and similar small office machines) to the Building's electrical distribution system or make any alteration or addition to the electric system of the Leased Premises existing at the commencement of the Term. If the Sub-Landlord grants such consent, the cost of all additional risers and other equipment required therefor shall be paid as Additional Rent by the Sub-Tenant to the Sub-Landlord upon demand. As a condition to granting such consent, the Sub-Landlord may require the Sub-Tenant to agree to an increase in the Additional Rent for electricity by an amount which will reflect the increased costs to the Sub-Landlord of the additional services to be furnished by the Sub-Landlord. The Sub-Tenant on request from time to time shall provide the Landlord with a list of all electrical appliances and business machines used in the Leased Premises. In addition, the Sub-Tenant shall pay as Additional Rent the cost of any extra electrical consumption caused by special equipment or multiple shift occupancy, which costs shall be based upon B.C. Hydro and Power Authority's estimate of consumption.

Electricity and Other Utilities. Landlord and Tenant acknowledge that the manner for provision of electricity and other utilities is about to change, due to Deregulation. Presently, Boston Edison Company provides electricity services for the Building. At such time as alternate service providers become able to provide electricity or other utility services to the Building, Landlord shall have the right at any time, and from time to time, to select the company or companies to provide electricity and other utility services to the Building. Landlord shall seek competitive bids from such service providers. Landlord shall exercise good faith business judgment in making such selections, having in mind the best interest of the Tenant, as well as the Building and the other occupants thereof. If Landlord shall select a service provider other than the lowest bidder, Landlord shall consult with Tenant and explain Landlord's reasons for choosing a service provider other than the lowest bidder. The following are added to the Addenda to Lease:

Electricity and Other Utilities. 6.1Cost of Electricity. The electricity consumed in the Premises will be measured by check meters or other measuring devices. From and after the Commencement Date, Tenant shall pay Landlord, within ten (10) days after delivery of a bill therefor, all charges, including, without limitation, usage charges, demand factors and all other charges calculated at the rate structure then existing of the utility company supplying electrical energy to the Building for Tenant’s consumption as determined by such meter. Landlord shall include in Landlord’s CAM Expenses the cost to read check meter or submeter, if any.
