Electrical Usage. Service Provider shall supply sufficient electrical capacity to a panel box located in the core of each floor for lighting and for Customer’s office equipment to the extent that the total demand load at 100% capacity of such lighting and equipment does not exceed six (6) xxxxx per RSF in the Premises (“Electrical Design Load”). If Customer utilizes any portion of the Premises on a regular basis beyond Building Standard Hours or in any manner in excess of the Electrical Design Load, Service Provider shall have the right to separately meter such space and charge Customer for all excess usage; additionally, Service Provider shall have the right, at Customer’s expense, to separately meter any Above Standard fixture(s) in the Premises, such as water heaters and vending machines, and to charge Customer for the electricity consumed by such fixture(s). If separate metering is not practical, Service Provider may reasonably estimate such excess usage and charge Customer a reasonable hourly rate. Customer shall pay to Service Provider the cost of all electricity consumed in excess of six (6) xxxxx per RSF in the Premises for the number of hours in the Building Standard Hours for the relevant period, plus any actual accounting expenses incurred by Service Provider in connection with the metering or calculation thereof. Customer shall pay the cost of installing, maintaining, repairing and replacing all such meters. In the event that the level of occupancy of the Premises, or any machinery or equipment located in the Premises, creates unusual demands on the HVAC system serving the Premises, then Customer may install, and Service Provider may require that Customer install, its own supplemental HVAC unit(s) (“Supplemental HVAC Equipment”) in the Premises, and in either event the installation, maintenance and removal of the Supplemental HVAC Equipment shall be governed by the terms of Exhibit F attached hereto and incorporated herein by this reference. The parties acknowledge that Customer intends to install Supplemental HVAC Equipment in the Premises in conjunction with Service Provider’s construction of the Initial Improvements, and that such Supplemental HVAC Equipment shall be part of the Initial Improvements; provided, however, that Customer shall be solely responsible for maintaining and repairing such Supplemental HVAC Equipment, as provided in Exhibit F. Electrical Usage. If in any month Tenant uses electricity (not including any electricity consumed in connection with the operation of the Building’s main HVAC system) in excess of the Electricity Usage Standard (as defined below), Tenant shall pay to Landlord, upon billing, Landlord’s cost of such excess consumption and the reasonable cost of the installation, operation, and maintenance of equipment which is required to be installed to supply such excess capacity and/or consumption to Tenant. For purposes hereof, the “Electricity Usage Standard” shall be an average of five (5) xxxxx per rentable square foot of the Premises of actual consumption, on a monthly Business Hours basis. Tenant’s use of electricity shall not exceed the capacity of the feeders to the Project or the risers or wiring installation (which capacity is eight (8) xxxxx per rentable square foot) and Tenant shall promptly discontinue any such excess use promptly following receipt of notice of the same from Landlord. In those cases where Landlord proposes to install equipment to be paid for by Tenant or otherwise is proposing to require Tenant to pay for any cost related to such excess consumption, Tenant may require Landlord, as a condition of such charge by Landlord, to reasonably demonstrate that Landlord’s actions and such charges are consistent with the requirements of this Lease.
Electrical Usage. Tenant acknowledges that pursuant to the Existing Lease, Tenant has available 19.0 xxxxx per rentable square foot. Landlord hereby grants Tenant the right to use in excess of 19.0 xxxxx per rentable square foot. However, if a Future Tenant (“Future Tenant”) that leases currently vacant space in Building C requires up to 19.0 xxxxx per rentable square foot, and such electrical usage of said future tenant requires an upgrade of the Building C electrical equipment due to Tenant using in excess of the allotted 19.0 xxxxx per rentable square foot in the Premises, then Landlord shall make the required upgrades to the Building C electrical equipment at Tenant’s sole cost and expense, provided Tenant shall only be responsible for the cost and expense incurred to upgrade the electrical equipment to provide the Future Tenant 19.0 xxxxx per rentable square foot. Landlord will give Tenant at least thirty days written notice of the need to perform the upgrade and will cooperate with Tenant to accomplish the upgrade for a reasonable cost. Tenant shall pay Landlord for all costs and expenses incurred in connection with such required electrical upgrades within thirty (30) days of Tenant being invoiced for the same by Landlord.

There shall be no changes to electrical systems (including, but not limited to, adding generators or similar equipment) without prior written consent of Lessor, which consent may be withheld in Lessor's sole and absolute discretion.

Electrical Usage. As electricity is currently supplied to the Leased Premises through a direct meter, Tenant shall arrange with the appropriate utility company for provision of electricity to the Leased Premises, and shall maintain all necessary accounts with the utility company in Tenant’s own name. Landlord agrees to cooperate with Tenant in connection with Tenant’s establishing electricity service to the Leased Premises. Beginning on the Commencement Date, Tenant shall pay for all electricity charges associated with PSE&G meter no. 778011027778372 (or any replacement meter therefor). To the extent Landlord or Tenant determines that another electric meter measures consumption of electricity for the Leased Premises, or any part thereof, Tenant shall be responsible for charges associated with such meter, or the portion of such charges attributable to electricity usage within the Leased Premises. Landlord represents that, to the best of Landlord’s knowledge, no other tenant or occupant of the Building has its electricity measured by the foregoing electric meter, and Landlord shall not knowingly permit any tenant or occupant of the Building other than Tenant to have its electricity measured by the foregoing electric meter.
Electrical Usage. If in any month Tenant uses electricity (not including any electricity consumed in connection with the operation of the Building’s main HVAC system) in excess of the Electricity Usage Standard (as defined below), Landlord may require the Tenant, at its cost, to install, operate and maintain a submeter and/or equipment which is required to be installed to supply such excess capacity and/or consumption to Tenant. Tenant shall pay to Landlord, upon billing, Landlord’s cost of electricity consumption in excess of the Electricity Usage Standard, on demand as additional Rent. For purposes hereof, the “Electricity Usage Standard” shall be an average of six (6) xxxxx per rentable square foot of the Premises of actual consumption, on a monthly Building Hours basis (such Electricity Usage Standard does not include electrical usage for HVAC serving the Premises). Tenant’s use of electricity shall not exceed the capacity of the feeders to the Project or the risers or wiring installation (which capacity is eight (8) xxxxx per rentable square foot) and Tenant shall promptly discontinue any such excess use promptly following receipt of notice of the same from Landlord.

Electrical Usage. The Premises is separately metered for electric consumption. Tenant will be responsible, at Tenant’s sole cost and expense, for arranging and paying all charges for all electric services that exclusively serve the Premises irrespective of whether the electric services are located inside or outside the Premises, including payment of all sales and other taxes applicable to the sale or supply of electricity. In no event will Landlord be liable for any damage to the Premises or property therein, loss of business, or otherwise, and in no event will Rent be abated, because of any interruption, modification or cessation of electric services except when such failure or delay is caused by the gross negligence or willful misconduct of Landlord. Tenant will make all appropriate applications to the local utility company at such times as may be necessary to ensure that electric service is available at the Premises no later than the date Tenant occupies the Premises, and shall pay all required deposits, connection fees and/or charges within the applicable time set by the local electric company.
Electrical Usage. Except to the extent caused by the negligence or willful misconduct of Sub-Sublandlord, Sub-Subtenant hereby agrees to indemnify and hold Sub-Sublandlord harmless against and from any and all claims, damages, costs, and fines arising out of or connected with Sub-Subtenant’s use of electricity in the Sub-Subleased Premises in excess of the Sub-Subleased Premises Standard Electrical Capacity, which is five (5) xxxxx per rentable square foot of the Sub-Subleased Premises (convenience) and 1.5 xxxxx per rentable square foot Sub-Subleased Premises (lighting).
Electrical Usage. If the Landlord Installations include electrical outlets, Landlord may elect to separately meter at Tenant's expense the electrical usage of some or all of such outlets. Tenant shall pay the charges for all such separately metered electrical usage within 15 days after receipt of a billing therefor. Tenant shall also pay monthly within 15 days after Tenant's receipt of a billing such sums as Landlord's building engineer may reasonably determine to be necessary in order to reimburse Landlord for the additional cost of any electrical usage by Tenant within the Conduit Room which has not been separately metered to Tenant.
