Duties of Tenant. Subject to the terms and conditions of this Agreement and the Development Plan and Budget, and in addition to the other duties, responsibilities and obligations of Tenant under this Agreement, Tenant hereby agrees to and shall, at Tenant’s sole cost and expense, fully and timely perform (or cause to be performed) in a commercially reasonable manner the duties, responsibilities and obligations set forth in this Agreement including, without limitation, the duties, responsibilities and obligations set forth below. Tenant shall not undertake the performance of any of the duties, responsibilities and obligations set forth in this Section 3 or elsewhere in this Agreement unless such duties, responsibilities and obligations are expressly authorized pursuant to the Development Plan and Budget or are otherwise approved by Landlord pursuant to Section 4 hereof.
Duties of Tenant. Tenant agrees to maintain Property in good order and repair, normal wear and tear excepted. If Tenant does not promptly perform its maintenance and repair obligations as set forth herein, Landlord may make such repairs and/or replacements and Tenant shall promptly pay the costs of the same. Tenant shall additionally be responsible for the reasonable costs of repairs made necessary by the negligence or willful misconduct of Tenant (including Tenant’s employees, agents, invitees, guests, or licensees).
Duties of Tenant. Tenant shall keep the property clean; remove ashes, garbage and other waste from the apartment in a safe manner; keep all plumbing fixtures as clean as possible; use all electrical, plumbing, heating, air conditioning, and other appliances in a safe and reasonable manner; be responsible for any damage of the property caused by tenant or by any person or animal in the property with tenant's consent or permission; be peaceful, quiet and considerate of neighbors; and obey all laws of the United States of America, State of Kansas, and City of Xxxxxxxx, and any applicable restrictive covenants for the area. Tenant shall be responsible for all light bulbs. Tenant shall be responsible for furnace filter replacement; changing filter at least once every three (3) months.
Duties of Tenant. Tenant shall cooperate with Manager in the performance of Manager’s duties under this Agreement and to that end, upon the request of Manager, to provide, at such rental charges, if any, as are deemed appropriate, reasonable office space for Manager employees on the premises of the Property (to the extent available) and to give Manager access to all files, books and records of Tenant relevant to the Property. Tenant shall not unreasonably withhold or delay any consent or authorization to Manager required or appropriate under this Agreement. 4.

Duties of Tenant. Tenant shall not decorate, re-arrange furniture or alter the leased premises without prior permission in writing from Landlord/Agent, and shall not interfere with the lawful and proper use and enjoyment of the other units in the neighborhood or the common areas of the neighborhood. Tenant shall obey all covenants, conditions and restrictions that govern the subdivision in which they reside. Said covenants, conditions and restrictions are recorded in public records which serve as constructive notice of their contents to Tenant. Xxxxxx agrees to pay any fines or fees imposed upon Landlord by the Homeowners Association as a result of Tenants actions. Tenant will carefully inspect the leased premises and find them to be in clean, rentable, undamaged condition, except as noted on the Move- In Inspection Form. (MOVE-IN INSPECTION FORM shall be completed by Xxxxxx and returned to Agent within 3 days of the commencement of this lease agreement.) In the absence of the MOVE- IN INSPECTION FORM the property is accepted in perfect condition.

Tenant shall comply with all statutes and ordinances 81 of all governmental authorities having jurisdiction which are applicable to the premises. Tenant shall not 82 disturb, annoy, endanger or inconvenience other residents or neighbors, use the premises for immoral or 83 unlawful purposes, violate any law or ordinance or verbally harass Landlord/Agent, other tenants, neighbors 84 or guests. Tenant has carefully inspected the leased premises and finds them to be in clean, rentable, 85 undamaged condition, except as noted on the Move-In Inspection Form. Tenant shall maintain the 86 premises in a neat and undamaged condition and in particular, shall comply with applicable provisions of 87 building codes, maintain the premises in a clean and safe condition, dispose of all garbage and other waste in a 88 clean and safe manner, keep and use all plumbing and electrical, sanitary, heating, ventilating and air 89 conditioning facilities and elevators and other facilities and appliances in a clean and reasonable manner and 90 generally conduct himself and others in his charge, including pets, in a manner so as not to disturb his 91 neighbors or in any way deface, damage, impair or otherwise destroy any part of the premises. If Tenant does 92 not comply with such requirements, Landlord/Agent may make necessary repairs and submit a xxxx to Tenant 93 subject to the provision of A.R.S. §33-1369.
Duties of Tenant. A. Tenant shall maintain the premises in good condition during the continuance of this agreement, and shall neither cause, nor allow, any abuse of the facilities.
Duties of Tenant. Tenant is hereby authorized to act on behalf of Landlord, subject to the terms of this Agreement and the Lease, in connection with negotiating for and purchasing property and services necessary to perform and complete the Proposed Work, subject to the terms of the Lease. Tenant shall timely consult with, advise, and cooperate with Landlord in all aspects of the performance and completion of the Proposed Work. Tenant is hereby authorized to present sales and use tax exemption certificates bearing the signature of Landlord’s officers or employees, if required by applicable law, to vendors and service providers in connection with purchases of property and services necessary to perform and complete the Proposed Work.
