Disposal of Trash. Each tenant will store all its trash and garbage within its premises. No material will be placed in the trash boxes or receptacles if such material is of such nature that it may not be disposed of in the ordinary and customary manner of removing and disposing of trash and garbage without being in violation of any law or ordinance governing such disposal. All garbage and refuse disposal will be made only through entryways and elevators provided for such purposes and at such times as Landlord may designate. No furniture, appliances, equipment or flammable products of any type may be disposed of in the Building trash receptacles.

Disposal of Trash. REFUSE: Tenant shall not dispose of any trash or refuse (including toxic substances such as oil and antifreeze) on the grounds surrounding the Premises. Tenant shall report any toxic spills to Landlord, M-72 Recreational Storage Condominium Association (“Association”), and the appropriate authorities immediately. Tenant agrees to indemnify Landlord and the Association from any clean-up costs and fines associated with a refuse disposal / toxic spill caused by Tenant.

Disposal of Trash. No lot shall be used or maintained as a dumping ground for rubbish, trash, or garbage. No trash or garbage or other waste shall be kept except in sanitary containers. If trash is placed on the lot, the lot owner must remove it within thirty (30) days. Developer shall select the sanitary disposal company responsible for the collection of trash and garbage for all Lot Owners in Locust Creek and no other company shall be used without the express written approval of Developer or any person or association to whom Developer may assign the right.

No trash or debris shall be placed or deposited on any portion of the General Common Elements, except with care in receptacles intended for that purpose.

All such matter shall be placed in sanitary refuse containers constructed of metal, plastic or masonry materials with tight fitting sanitary covers or lids and placed in an area adequately screened from public view by a solid masonry, Fencecrete, or similar material wall and solid metal gates a minimum height equal to the height of the metal containers but in no case less than 8 feet in height. All rubbish, trash and garbage shall be regularly removed from the Land between 6:00 AM and 9:00 PM only and is prohibited at all other times. The Trash Receptacles used for the temporary storage and/or disposal of such material prior to removal shall be kept in a clean and sanitary condition and shall comply with all current laws and regulations and those which may be promulgated in the future by any federal, state, county, municipal or other governmental body with regard to environmental quality and waste disposal. The placement of dumpsters and trash receptacles must be located no less than 20 lineal feet from the Garden Oaks Section One Subdivision property line. Purchaser and/or any Future Owner of the Land shall remove such prohibited matter from the Land at regular intervals at its expense.
Disposal of Trash. Tenant shall take good care of the Demised Premises and keep the same free from waste at all times. Tenant shall keep the Demised Premises and sidewalks, service-ways and loading areas adjacent to the Demised Premises neat, clean and free from dirt or rubbish at all times, and shall store all trash and garbage within the Demised Premises, arranging for the regular pick-up of such trash and garbage at Tenant's expense. Receiving and delivery of goods and merchandise and removal of garbage and trash shall be made only in the manner and areas prescribed by Landlord. Tenant shall not operate an incinerator or burn trash or garbage within the Shopping Center area. Tenant shall provide for its own trash and garbage removal as specified in Exhibit "F" attached hereto.
